This is based on manually gathered data from deeds on the county comptroller website.

Includes all proofed county deeds through 3/31/25.

So far, I have seen a spread of up to 93 days between a CFW "Palm Tree" date and the county recorded date. (PVB data has up to 142 days).
These delays are likely people delaying their initial deposit and then spreading the 3 payments out.

So far, I have seen a spread of up to 93 days between a CFW "Palm Tree" date and the county recorded date. (PVB data has up to 118 days).
These delays are likely people delaying their initial deposit and then spreading the 3 payments out. We were offered up to 45 days delay in initial payment, followed by two more payments 30 days apart in December 2025 (total of 105 days we were offered). Additionally, the offer was valid for some number of days, putting it close to the 118 days.

Thanks @maui22 for tracking all of this! I know from first-hand experience how much work compiling this is, and you're going the extra mile with the Palm Tree Date!

If I'm adding these numbers up right, looks like ~88k points have been recorded to date and ~83k sold in the first year (this number will grow a little...).

To recontextualize those figures:
  • 88k points is equivalent to ~11.25 cabins at year-round occupancy. They've declared 63...
    • So only 4 more years of sales at this pace before they ought to start thinking about a second declaration.
  • The number of resorts that had 88k points sold in just a single month:
    • Honestly, probably all of them!
  • At 88k pts or ~11 cabins sold per year, they won't sell out before the cabin structures hit their 30yr limit before replacement.

Lakeshore Lodge, you're CFW's only hope...
 
What do we think that burst of sales is in January? Lowered price from the mid-Dec price update, post-announce of a decrease in dues, and maybe some purchases after Christmas 'try out' stays?
I think it was maybe also the threat of base price increases in February that motivated some movement in Jan and early Feb. We bought more poly points then originally planned knowing the increase was coming 🤷🏼‍♀️

We were told we could only have 60 days for payment. 2 payments 30 days spaced out. This was beginning of Feb.
 
I will also add that there sales team does not follow up. My husband said yes to getting some points so I went online and put in a request to learn more. I got a flyer in the mail 2 months later. By that time we had decided to buy a vacation home so no longer were interested.

I found this also with the people you get randomly assigned via the internet. I found a guide recommendation here and emailed him He is a great guide. In the future if you decide to you want to jump in there are a lot of good guides I would get contact info and email them directly.

I thought it was interesting that when we went to tour in person the bus took us to the CFW office and it almost seemed like they weren't trying to sell us on purchasing there 🤣🤣 I know so weird or maybe they know that hasn't been the best way to get people because they didn't take us on a walk around of the property but rather the conversation took a more personal turn and they gave us a quick room tour and then took us straight to polynesian and Riviera even after my wife said she was a nature lover. Much more time was spent discussing those resorts and walking around the premises.

My guess would be the try out stays, but to prove how I am bad at understanding why people do things.

I expected better from the the October palm tree dates because of Halloween decorations. Instead, October 24 palm tree data was one of the the third slowest month of sales based on palm tree data. November was the worst (16).

I'm going to post the breakdown by monthly/day breakdowns for both CFW and PVB.

Hoping someone can spot patterns in the data. I think I'm too close to the trees (gathering the data) to see the forest.
