Nice! Fix your string or it won’t get picked up, I don’t see the month.Iandgsmom—$127-$21590-170 BCV- 0/23, 0/24. 170/25. Sent 9/25/24.
How would that benefit the seller? Would they not have to pay the broker fee in that case?I saw a lower VGF recently and wondered if the seller was aiming to get ROFR’d…
Maybe less drama and a cleaner sale. I am sure some buyers are a hassle. They’d still have to pay the brokerage fee, I am sure. How would that benefit the seller? Would they not have to pay the broker fee in that case?
Had very similar just pass. Without seller paying duesJason&Michael---$150-$19478-125-VGF-Oct-0/23, 250/24, 125/25, 125/26-Seller pays MF '24- sent 9/28
Or, they are a seller like me….priced low for quick sale and then it didn’t matter if ROFR took it because it was sold regardless.Maybe less drama and a cleaner sale. I am sure some buyers are a hassle. They’d still have to pay the brokerage fee, I am sure.
Man I did not realize you could place offers by phone!Me: I'd like to offer $85 per point, seller pays 2025 dues.
Broker: So that's $85 per point?
Me: Yes.
Broker: And you want the seller to pay 2025 dues?
Me: Yes.
Broker: We estimate 2025 dues to be about $1,500.
Me: Yes.
Broker: So that's essentially ***pauses to do math*** $75 per point.

The brokers I've used recently insisted on offers in writing only, sometimes even through a specific form. Cited paper trail.Man I did not realize you could place offers by phone!
I submitted online and they called me as if to say "lol are you serious with this offer?" to which I responded (basically) "lol this contract is stripped to the bone and has been sitting for a year with no action, so yeah I'm very serious."Man I did not realize you could place offers by phone!
Great buy, be sure to use the string tool posted on the first page of this and every ROFR thread or else yours won’t get picked up!4mcbjCtr - $90 - $10,800 - 120 - SSR - Oct - 0/23, 120/24, 120/25, 120/26, sent 9/23
