How would that benefit the seller? Would they not have to pay the broker fee in that case?

Maybe less drama and a cleaner sale. I am sure some buyers are a hassle. They’d still have to pay the brokerage fee, I am sure.

Or, they are a seller like me….priced low for quick sale and then it didn’t matter if ROFR took it because it was sold regardless.

Man I did not realize you could place offers by phone!

The brokers I've used recently insisted on offers in writing only, sometimes even through a specific form. Cited paper trail.

I submitted online and they called me as if to say "lol are you serious with this offer?" to which I responded (basically) "lol this contract is stripped to the bone and has been sitting for a year with no action, so yeah I'm very serious."

We had the sellers bank the 2024 points for us already. That leaves us with 120 points that we will most likely rent out since we won't be travelling before they expire.
