I wish I'd used this link when my Agent refused to let me pick the (cheaper) escrow based on the fact "www.Fidelityrealestate.com has never heard of the attorney Jeffrey Sweet" - when I know he does a Lot of DVC closings. The Agent also told me they had seven offers which all agreed to pay Fidelities fee or the Seller would accept one of the other offers over mine. I'd love to have required them to prove there were seven offers as an ethics challenge, but simply accepted the tougher terms even though it was an iffy deal. My guess is there is not enough money involved (ie damages) for a DVC Broker to think they'll ever be sued or seriously challenged, but Social Media serves a purpose just this once, since we Do all share issues we encounter.

Not sure if it's a good thing or not that prices especially for Aulani appear to be dipping a bit right now, but it's been interesting to see that anytime a contract is posted that is priced to sell, it's not on the market long at all. That's probably the biggest reason we ended up as owners, because the resale market is very active, with responsive, trustworthy brokers.
 
I was nervous watching those AKL ones taken at end of 2024... right in the ballpark for this one. Glad it went through and our first contract!
Congrats and welcome home, neighbor! We just stayed there over the holidays and loved it. Even with a standard view we saw tons of animals from our room. Super excited to see what they do with refurb in a couple of years.

Agreed. And our VGC contract that passed today was eerily similar to the one that Disney took earlier this month from another buy. It’s an interesting market

market keeps dipping for VGC because of VDH and given that it’s an aged resort without recent renovation. But I really think Disney will exercise buy backs on it more heavily this year due to opportune pricing, accumulation of inventory at a low price, and the opportunity for them to sell some direct in 2026 once refurb/reno is complete this year. So when I saw they took back a contract this month for the first time in a looong time….5 days after we sent our contract for ROFR…my stomach dropped.

It’s interesting. There’s not a lot of small contracts that go up for sale for VGC. It’s usually 200+pts. Sometimes 100pts here and there but sparse. I’ve rarely seen less than 100 pt contracts there.

Yea, I have a 75, and wouldn’t mind adding another small one to it, but it is definitely a long shot. (especially in my UY and for a good price)
