ROFR Thread January to March 2025 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

This is probably my ignorance, but were they able to use those 2026 points before August? Also, impressive price!
Closing is delayed until Sept 2025 so they'll use the 2026 points.

Normally, I'm a loaded contract hunter. I only took a shot at this one because I really don't need (lol) the additional points until late 2026/early 2027. I love Wilderness Lodge, I'm not in a rush, and the price was right.

Wait…. you bought a stripped to the bone contact that also has a delayed closing of 7 months?!?

this is a typo? $88x50 = $4400 and what kind of crazy seller pays 25 dues on a small point, double loaded contract? Well done buyer!!!
You are so right it is a typo! My offer was actually accepted at $85pp. I do believe this may be an international seller but they did also have a few contracts listed all at the same time.

Is it a gentleman from Great Britain?
I’m honestly not sure. I know he had maybe 2 more SSR listings, one being a 40 point one but that’s all I know. Other than his name, which I’m new here so I don’t know the rules of posting someone’s name.

I know multiple people who have made offers, then cancelled in the ten days - then purchased something else from the same broker. It hurt their credibility I assume, but did not block them entirely - might be different if you irritated a one-person brokerage :( I would not personally cancel a decent deal over a few dollars more upfront, but if the contract was wrong for you, it’s good you walked away.
We had a change of heart over the resort 🤦🏻‍♀️ we had been going backwards and forward between two and then this one came up with a low asking price but then ended up not being so low. But I was surprised to be told “unfortunately that means we will not be able to work with you in the future” especially as the seller hadn’t even accepted the offer.

I would venture to guess they would in fact entertain an offer from you in the future. Maybe make it from a different email address.

Trust me... as an experienced buyer, consider this broker doing you a huge favour. There are much more reputable brokers out there and another contract will come along with one of them.

Thank you, we wouldn’t want to use that broker again. We have made another offer now which has been accepted with a different company, very happy with the communication from this broker and so far a much better experience. I think the encouraging over asking price and sealed bid process didn’t quite sit right with us so will definitely not participate in this in the future.

Here is a useful link for you if you’d like to report this practice, especially since you were in your 10 day rescission window.
