Fire Sale if Resort is Almost Sold

I wouldn't say it's super common for resorts to do fire sales, but I’ve seen them offer deals or discounts when they're close to selling out, especially if they're trying to move things along. A full-on "blowout sale" seems unlikely, but smaller price drops or perks might be more their style. I’ve stayed at a couple of places where they did some last-minute promotions to get the final spots booked, so it's not out of the question, but I wouldn’t count on a massive sale.

VGF in late 2023 says "HELLLOOOO!"

If that wasn't a fire sale to close it out then... The pace they were on had me expecting it to take until spring '24 to sell out and then poof, it was gone in October '23 instead.

Edit to add: 150 pts with Magical Beginnings got down to $161/pt. Direct VGF. $161/pt. Bonkers. I should have bought more!
Which is why it kills me to buy resale at more than $160/pt.

Other direct deals :
OKW $95/pt (1000pts min)
OKW $105/pt (500 pts min)
These were sometime last year ...

AUL $133/pt? (300 pts min)
This was a few years ago around Black Friday...

I may be off by a few $$ on the prices ... but they do 'blowouts' from time to time.

I think the lowest point minimum sweet spot was that AKL one previously mentioned... was 200pt min.

Good Luck!

Are fire sales a thing when resorts are close to being sold out? Have they done this in the past before? Like if it's end of 2026 and Riviera is almost sold out but still not quite, do you think is it possible/likely they will do a blowout sale so they can move on to selling Lakeshore Lodge or is this just wishful thinking 🤣🤣
Well, after today's earning call, where it's clear the US resorts are under performing, I'd expect to see a lot of deals in all divisions (from tickets to hotel rooms to DVC) in the not to distant future. The overseas resorts are doing great. So it's not a brand problem. It's partially a competition problem (Universal) and partially a pricing and economics problem.

Thank you I'm not in a rush to buy direct just yet while I'm waiting for my resale to close so I'm on the lookout for any new deals. I already told my guide were going resale first and he said he'd keep me in the loop of what they're going to roll out after current incentives expire

The pricing for things in california is so ridiculous people are tired. For the first time magic keys are not selling out and I didn't renew mine because we were paying $275 a month for two of us to go on Saturdays and you have to make a reservation like 3 weeks in advance to get something on the weekend. Not to mention they run promotions that, depending on how many times you go, is cheaper than the damn annual pass. No guarantee that you could even get on popular virtual queue rides either so yeah I'm taking my business to Florida 🤣🤣

I sure wish they had that coast to coast pass still i believe i paid somewhere between $1300-1500 for one the 1 year i bought it and if thought I was a high roller 🤣🤣 now my california only pass cost more

I had that pass too.
I lived in the Heartland (Go Chiefs!) and the SW prices were super cheap too .
One month to DL , the next month to WDW …Good times once upon a time .
And then I discovered POP Century prices too!
I still have that Pass , just in case it magically activates itself .

That has nothing to do with Disney reaching a target profit level on their capital outlay.
BPK was a cheaper flip than a ground-up RIV. Sure. But they didn't price BPK/VGF2 accordingly cheaper than RIV. Didn't they all have the same/similar base price/pt?

So what difference does a target profit level on their capital outlay make here? I don't think the fire sale on VGF at its end happened because it was cheaper to complete and generous ol' Mickey said "hey, we recouped our costs, now let's give back to the DVC community."

OP's question was "Are fire sales a thing when resorts are close to being sold out? Have they done this in the past before?" The answer is yes, it happened with VGF.

They only just went on sale on Jan 22. Give it a little time.

I'm pretty sure that the guides all know that the informed resale crowd is mostly going to wait for a big sale before buying direct, if at all. The ones I've talked to are not at all confused by this. The extra $15K or $18K up front for 150 points (over resale) is not convincing anyone to buy direct if the main benefit is access to a sold-out lounge and free diet coke.

Me too! It was such a flex 💪

I agree (and why we don’t yet own direct), but I think this is shifting over time now that we don’t get access to riviera, Disneyland hotel, or cabins. It’ll take quite a while but I imagine 2042 and loss of access to those resorts could be a big turning point for direct vs resale.

Yeah and since we're new we still have what like 14 resorts to explore until 2042, we're good until they give us something good 💯

Yep that's the reason I'm caving and being direct soon, love me some riviera and local to disneyland hotel, they really knew what they were doing with these restrictions
