What is your direct/resale percentage breakdown?

50.8% direct, 49.2% resale. In another year, I'll be 60% direct, 40% resale. Down the line I'll be 50.5% direct, 49.5% resale unless I sell off the AKV in which case my ratio of direct to resale will increase.

But in the process of selling some of the resale to buy more direct. I’m realizing I need the ability to combine contracts at 7 months for bigger rooms at RIV. Most likely selling resale VGF for Direct Poly but we shall see what the next round of incentives bring. Will probably end up closer to 75% Direct.

Pretty much, haha! I can already see that I’ll want the ability to get a 2 bedroom for a week in the summer - invite family/kiddo’s friends - without sacrificing other trips throughout the year. And I do expect RIV to be heavy on the 2 bedroom rotation for us. Had debated going RIV resale but we really love trying other resorts too and the delta just isn’t worth it for our use case.

We are 100% direct at VGF, CCV and now Poly Tower. Bought almost all contracts when they were in active sales with incentives. I could see us doing resale for more VGF at some point and maybe CCV to get enough for a 2bdrm every other Thanksgiving but if we added on at Poly Tower we would probably go direct for the incentives.
