VDH Opening

I just got a direct contract and in the booklet they send you for documents, they have now added the Disneyland Hotel Villas, in there it says that the studios will sleep 5 but I have been hearing just 4.
edit: it says information known as of June 27, 2022. Maybe they did plan on doing 5 people at one time in the development process

Ooo, intrigue!

The Disneyland website says 4 for cash bookings, and there's no apparent under-TV bed or anything like that:

And the original plans have no affordance for a sleeper for a 5th person either:

EDIT: I wonder if they were rethinking it at one point but stuck with the original plan.
 
I am also reading something about the point charts. It reads "each Club member will always be eligible to reserve at least one use day for the following home resort vacation points:
duo studio 16 standard, 17 preferred and 19 garden
deluxe studio 21 standard 24 preferred 29 garden
1 bedroom 42
2 bedroom 62
Grand Villa 135
If the points are right for probably the lowest season, these rooms are going to be a lot more than the VGC point charts
 
You would need almost 300 points for just one week (assuming lowest season) for just a 1 bedroom and over 400 points for the 2 bedroom. It actually fits just in between the Riveria Standard and Preferred point charts

Going further in the booklet, it has about the number of declared rooms
Riveria as of Dec 2022 was 199 and the Villas at Disneyland Hotel 61* subject to Fall 2023 opening.
I know all of these are tea leaves, but it will be interesting if only 61 rooms are to DVC points each day when it first opens. Seems like they can sell cash rooms to fill the rest

I'm not sure I know what this is trying to say. Is there more context? Is the "will always be eligible to reserve" saying that availability is unlimited? Is it saying the maximum points? The minimum points?

If those are weekday points in the lowest season, that is a brutal points chart, way worse than VGC or RIV.

Riviera lowest weekday:
Tower: 10
SV Deluxe: 14
PV Deluxe: 17
SV 1BR: 29
PV 1BR: 36
SV 2BR: 38
PV 2BR: 47
GV 3BR: 103

So this seems unlikely. Hopefully?

I am not savy when it comes to the lingo, but from reading about other resorts, It looks like the average points. For example it says studios at OKW was 15 points, which is only during peak times.
Hopefully I will be wrong and they will have cheaper nights than that.

Secondary analysis of these numbers.

1BR, 2BR, and GV are all Preferred View, so I'll use Deluxe Studio PV as a baseline.

Duo SV: .67x points
Duo PV: .71x
Duo Gar: .79x
Deluxe SV: .88x
Deluxe PV: 1x
Deluxe Gar: 1.21x
1BR PV: 1.75x
2BR PV: 2.58x
GV PV: 5.63x

Relative points in the Studio space is pretty reasonable! 10-15% jump between SV and PV, not nearly as bad as the 25% at RIV. There is a bigger jump from PV to Garden but there's only a handful of Garden Rooms and they have a balcony/patio. No 'crossover' rooms where the bigger room is fewer points, which is good.

Normalcy does not continue at the 1BR mark, though. This would be an uncommonly low 1BR to Deluxe Studio points ratio. Typical is 2x. Lowest I've seen for any season is 1.82x at VGC in low season, though I haven't looked at every season at every resort.

This would also be a slightly lower-than-normal 2BR to Deluxe Studio ratio. Typical is 2.65x - 2.8x.

Grand Villas are at the low-end of normal. Typical is 5.75x - 6x. Outliers in both directions (OKW low, CCV high).

Aha! That's a good clue, thank you. Average OKW night is 13.4pts. Median is 15. If you have more examples I can do more comparisons to lock in with more certainty what the booklet is quoting.

Treehouses had a bunch of points moved to them from the rest of the resort circa 2014. Perhaps this is based on the points as they originally stood.

Clearly some fuzziness from DVC's perspective: VGF Resort Studio SV is listed at 21pts while VGF Deluxe Studio SV is listed at 22pts while having an identical points chart.

Okay, the title of the page is "Maximum Reallocation Chart" and the header text is "With respect to each DVC Resort, each Club Member will always be eligible to reserve at least one (1) Use Day in the different Vacation Home types at his or her Home Resort, subject to availability, for the following number of Home Resort Vacation Points:"

I am not a lawyer or particularly versed in legalese, but this says, to me, that they will never put the minimum daily points above these numbers, regardless of future reallocations.

So it's not intended to be a median, or any manner of average/midpoint, but it just so happens that it correlates very strongly with median at newer resorts. It seems likely that DVC was aware of the medians (or a median-like figures) when creating each row in this table for recent resorts. I think that's good news for the VDH points charts, though it probably means that it comes close to the VGC points chart.
