Is there any way you could (within the rules) give us an experience with who was easy to deal with?

TBH, I have bought or sold with pretty much all the big players out there and never had an experience that wasn't good. Some allowed to be discussed and others who are not.

I will say, though, that I went in knowing what I wanted for my sales...quicker was always more important....and so setting the price was easy (it was almost always below recommended)....and getting it sold quickly was easy.

I didn't realize they took a VGC contract this month. That's definitely making me a bit worried about my $233 for 100 points. Hopefully that passes. I definitely wanted to get in due to the refurb (And my guide said grand cal is going up to something like $335 direct in February).

January 2025 ROFR Update: Grand Californian is BACK?!​

Well, the ROFR gods must have wanted to test my spreadsheet skills this month because Disney just bought back a Grand Californian contract for the first time in a while!

Was it a one-off? A fluke? Or as Roz from Monsters, Inc. would say… is Disney “Always Watching”?

Here’s what we saw this month:
Grand Californian – 1 contract ROFR’d at $221 per point (12.5% of sales)
Animal Kingdom – 5 contracts taken (9.1% of sales)
Grand Floridian – 2 contracts taken (6.5% of sales)
Old Key West – 1 contract taken (3.0% of sales)

What does this mean?

• Grand Californian buyers, take note! Could this be Disney stepping in to stop prices from dropping further?
• ROFR activity is heating up—the strongest start to the year we’ve seen since 2022.
• If your contract gets taken, don’t panic! There are always more listings coming up.

Is ROFR back in full force for 2025? Time will tell, but we’re watching closely!

But that's because I have never believed that the purpose of ROFR is price support. If Disney cared what the resale values were, they would not have (a) abandoned ROFR during the exact periods when prices crashed and (b) spent the last 10+ years figuring out ways to devalue resale.

What's more, having resale values be 25% of retail or less has never bothered Marriott, Hilton, Wyndham, etc. And all of these sell full-freight timeshares at similar prices and a healthy clip.

I don’t recall saying that, at least not definitively. I have said that it is cheaper to build new than to acquire through ROFR at current prices, though ROFR does have the advantage of being incremental. I have also said that ROFR is best modeled as a drunken monkey.
