We passed ROFR on our first DVC contract today! This was a “low but firm” contract which was originally listed about 5% lower - we jumped on it the day it was listed, and increased our offer due to multiple bidders.

There used to be a general code among DVC brokers that the first full-priced offer got the contract, even if there were overbidders. I had a conversation with one broker about a year ago who simply shook his head that others were allowing overbidding to take place. I can tell you that, with 100% certainty, that the first full-priced offer is still given the contract, despite overbidding, at other brokers. Sigh.

As a seller, I would want the best offer during the first day…. not just the first offer.

I don't disagree. But it adds a new and not so savory aspect into resale contracts now--something advertised a little low to generate offers to then produce a bidding war, a la residential real estate. "I have a potential buyer who is offering $5pp over asking, would you like to increase your offer?"

I know I have bid UNDER asking and received a response that the seller already has another offer at $x and countered at $y and I can have it at $y if I respond back before the original offer.

I'd say that under-bidding is more fair game for this. But, IMO, a full-priced offer is--or used to be--different.
 
We met a retired couple at dinner last week at Epcot (that is from outside the U.S.) who told us that they are staying on-property with DVC points for three months for the winter! I almost spit out my drink!! LOL!
I could see spending 90 days in WDW, but not in the same trip, I'd break it up into 2 week trips, so like 6 trips.

There was this couple who stayed at DVC for a full year back in--was it?--2022 or so.
You mean "Here with the Ears" ?
They spent a year, but it wasn't all DVC, they were making room review content for their YouTub3 channel.

Would you just be forfeiting 81 points that are in still in '24 UY?

They were banked into 2025 so at least I can use them this year.
You should edit the info to show the points are in 2025. I believe like this..

Yes, I was expecting “first full-priced offer gets the contract”, and was a little surprised when the broker responded that multiple offers had been submitted. Ultimately, we were willing to offer the additional few $/pt we were comfortable with and let the chips fall wherever they may, and we’re OK with not setting the disboards world record AKV deal. I do wonder whether there actually were multiple bidders though… If/when we buy another contract in the future or need to sell someday in the distant future, we will be considering other brokers.
