Today there were 44 new resale contracts for Aulani. These were nearly all from just three brokers. My gut sense is that something is up and that these three brokers know something that I don't. I also suspect that at least some of these contracts have been used exclusively for rentals--that is, I think these brokers are dumping their own contracts. So is the rental market for Aulani down? Do these brokers know something about likely MF price hikes that we don't? Has there been a change in Hawaiian state law that affects timeshares? I cannot recall a time, even during the pandemic...

Yea i got tired of waiting I jumped on one I figured with 160 points from 24 I was willing to spend a little more than I wanted plus I want to go in December so gotta have it to be able to find somewhere to stayNope not yet. The market does appear to be moving. So hopefully its my time soon.

Testing www.dvcsales.com to see if it's filtered or not but if they're telling you your offer is too low, that's a bunch of (insert other filtered word here). They're required to present any and all offers. Be aggressive in your search for your contract and if they reject it just keep searching for the right one.
Agreed. Each seller has a tolerance level for what they are willing to deal with. I know what I want/need to sell for and the broker I am working with will also know that. They are there to deal with all the stuff I don’t want to entertain.Just to clarify, if the seller has given them permission to not present offers below a certain level, they do not need to do it.
Having sold many, there were times I did indeed authorize them to do just that.
And the brokers did go over all of it when I decided to list so I was made aware of that option.

The Seller sets that threshold not www.dvcsales.com. I’ve sold with them and setting any threshold is optional and is in full control of the seller. So if its there, the seller choose it.
As a buyer, I do agree it’s frustrating.
However the seller also gets data from them that tells you what others have bid (even if it’s below the threshold) but that only comes weekly. So as a seller you can use that data to determine if you want to lower your price.

Back when I was a buyer trying to score a deal I found this frustrating, but I’ve come to appreciate that it’s actually superior to sending an offer into the void of (other brokers) inbox and waiting 2-5 days before getting a “seller counters at original offer.” Knowing that the seller picks the price themselves makes me like it even more.
Plus, sellers can counter as soon as you submit your offer.
