To be fair, it did go off tracks towards the end, from large # of Aulani contracts to CCV contracts to board sponsor corporate structure to rental witch hunt

Nope not yet. The market does appear to be moving. So hopefully its my time soon.

Yea i got tired of waiting I jumped on one I figured with 160 points from 24 I was willing to spend a little more than I wanted plus I want to go in December so gotta have it to be able to find somewhere to stay

As iv said before I should have risked a bit more middle of last year when prices had been low.

I try and be optimistic and hope one day my golden goose will appear.

I do have a UK booking as a full back with full free cancellation if I never find a contract.
 
Also has anyone ever had an offer accepted on dvcsales. Just wondering what it's like. All I ever see is balloons telling me my off is too low !
 
Testing www.dvcsales.com to see if it's filtered or not but if they're telling you your offer is too low, that's a bunch of (insert other filtered word here). They're required to present any and all offers. Be aggressive in your search for your contract and if they reject it just keep searching for the right one.

Just to clarify, if the seller has given them permission to not present offers below a certain level, they do not need to do it.

Having sold many, there were times I did indeed authorize them to do just that.

And the brokers did go over all of it when I decided to list so I was made aware of that option.

Agreed. Each seller has a tolerance level for what they are willing to deal with. I know what I want/need to sell for and the broker I am working with will also know that. They are there to deal with all the stuff I don’t want to entertain.

The Seller sets that threshold not www.dvcsales.com. I’ve sold with them and setting any threshold is optional and is in full control of the seller. So if its there, the seller choose it.

As a buyer, I do agree it’s frustrating.

However the seller also gets data from them that tells you what others have bid (even if it’s below the threshold) but that only comes weekly. So as a seller you can use that data to determine if you want to lower your price.

Interesting, hadnt used the website and assumed it was a generic this offer is too low. Anyways sorry for the useless advice I provided above OP lmao

Back when I was a buyer trying to score a deal I found this frustrating, but I’ve come to appreciate that it’s actually superior to sending an offer into the void of (other brokers) inbox and waiting 2-5 days before getting a “seller counters at original offer.” Knowing that the seller picks the price themselves makes me like it even more.

Plus, sellers can counter as soon as you submit your offer. You're not waiting for a broker to review your offer.
