How much did you spend on your dvc membership

Every time we get close to 'breaking even' overall, we somehow end up buying a new contract or two or three:

Every dot is a trip or financial event such as a contract purchase or dues paid (sort of...I pay monthly but only enter them into this spreadsheet as events on January 1st). It includes stays booked through the end of 2024.

In both 2018/2019 and maybe also 2023, I think our already booked trips would have taken us under 100% if we hadn't purchased additional contracts but alas the call of the siren song was too strong.
I have crossed the break-even point a couple times, and then addonitis took us back over. We are in positive territory as of our last trip, and plan to stay there for a while🤞😀

OK - here's my attempt to portray my break even analysis in a similar chart:
I could have crossed the break even line earlier, had it not been for acquiring that dreaded add-on-itis disease,
which hit me in 2018, 2020, 2021, & 2023 :earboy2:

I thought this thread would turn me off from spending anymore, how ridiculous that we’ve spent even this much…but now I’m “well, looks like we’re perfectly average, I actually think we can stand to spend a bit more before it gets out of control” 😅

I purchased four contracts over three properties in about 10 months in 2012, paying $74,100 total. I never added onto my holdings. I recently sold three of these contracts, netting $91.662 for the three. I still have a 250-point BLT contract, and I'll review over the next year or so if I'm going to be using it much in the future; it's nice having Aulani as a Hawaiian property. I'm not quite ready to let go of all my DVC holdings.
 
Based on the 2024 points charts, your estimates are pretty good. Actuals can go a little lower than 5200pts and $4k/mo in dues, but not much (except AKV Value...).

Assuming you were already a member and do eight separate 1,000pt CFW purchases to max out at 8,000 points*, you'll be paying DVC ~$1.5mil in upfront costs.

Definitely on the path to Golden Oaks money there, but also some gap to close. The least expensive GO home on the market right now is $6mil and the most expensive is $14.5mil.

* I realize the paradox...maybe you also sell the contract that makes you an existing member?

And you also have a mandatory HOA fee of a minimum of $30K a year at Golden Oak, too. I would love to own a home there but DVC isn’t comparable.

ETA I also just learned Golden Oak is a ground lease of 99 years, too. You may own the home, but you don't own the land underneath. (Not from an official source, but not shocked coming from Disney.)

Can you give us a breakdown of the resorts you recently sold and how many points at each? With $91K on the table for 3 contracts you must have gotten some really good resale deals in 2012 on some higher point contracts.

BLT: 160 points
VGC: 170 points
POLY: 200 points (that one was purchased in 2014)

I got great deals on the VGC (though it didn't seem so at the time!) and BLT. POLY, not so much because I bought direct, and got pretty much what I paid in 2014.

It would be an interesting bit of data to know how many points the average owner has. I suspect people here are above average. (In more ways than one.)
 
We bought a 50 point VGF contract back in 2019 that cost about $8,500

We resold it at $210 per point ($10,500) around the time the VGF expansion was announced, counting on VGF prices coming back down when it went on sale again.

At that time, we bought into Riviera direct for 150 points, which was close to $30,000.

Then when our predictions came true about VGF, we snapped up a 230 point contract at $140 per point (~$33,000).


At this point I don't think there's any chance that we add on again. We're more likely to sell one than to add on. We have enough points for a week in a 2 bedroom every single year now (Thank every deity I don't believe in that my wife's school's winter break now includes the first week of January!)

I wish ours includes the week before Christmas instead of the holiday hangover that is the first week of January. I’d give up NYE in a heartbeat, does anyone over 30/with kids even celebrate that?? 😜
 
How much did we spend on our DVC contracts? There are some questions that one does not want to know the answer to.

We have just under 1,500 points, all purchased direct. My mom bought the first 900 over the years, and she and I split the last 575.

We keep talking about selling one of our contracts, but as we are still in a net borrow situation that has yet to happen. Though if DIS would have bought it back from us as part of our most recent RIV purchase we probably would have done it just to make life easier.

Disney is our happy place.
 
You know, when I look at what we have paid per point for each of our contracts (after incentives at the time):

SSR1 - $94 pp / 200 pts / 50 years - $1.88 per pt
SSR2 - $94 pp/ 110 pts / 49+1 year (love DEC UY for this) - $1.88 per pt
BLT - $110 pp/ 100 pts / 50 years - $2.20 per pt
VGF1 - $145 pp / 100 pts / 50 years - $2.90 per pt
PVB - $149 pp / 190 pts / 50 years - $2.98 per pt *- this was a Cruise promotion and included the $500 OBC offered on DCL
** My only recollection of this one was that the delta between 160 and 190 points after the extra incentive would have made those extra 30 points something crazy like $3-4 pp... so we went with 190... I am also trying to remember if this was on the 2015 Alaska MC...**

At any rate, looking back at what we are in on a per point basis, I sort of feel like one of those sub 3.00% 30-year mortgage rate holders (of which we are also) where it would be too expensive to sell to replace what you have...

My biggest regret is not buying more BLT when it first went on sale...
