I made a special note of a handwritten palm tree date. In the original BLT and PVB sales, when Disney didn't fill in the date, it was a sign the contract was mailed/faxed/sent to someone and they had it signed/notarized at home. I'm unsure how Disney handles these today with online notaries. Because WDW DVC relies on people traveling from all over the world, I suspect their sales data can show a larger delay than DL DVC. It used to be, far more WDW DVC purchases were completed after trips or from home. Again, uncertain if that's still the case.

NOTE: I may be changing data formats. I don't like entering the data into the web pages. Far better to enter data into a database or spreadsheet. It allows for easier queries (example, how many December contracts/points, etc). Just not sure how to post that data to the boards. Tab delimited data doesn't format well.

These numbers don't look terrible, but not great either. Either there's a bunch of delayed closings (and this is possible--early buyers tended to be reasonably informed about purchase options) or PIT isn't hitting what I assume are sales goals.

For the first five days of recorded deeds, I show 248 deeds for 32,984 points.

Just want to point out, it's possible I missed deeds.
  • I only search for deeds with DISNEY as the Grantor and I know from past history the county does mess this up on rare occasion. (Sometimes they flip Grantor/Grantee. Sometimes, they copy a previous document Grantor so it will not show up under a Disney search. Sometimes they do misspell Disney. Pretty rare, but back in the day I found 25-50 that the county entered wrong like this.
  • I only look for Deeds with Poly or Pol (via web page find). This means I miss deeds with the wrong Legal name (for example, the county may type Riviera but it's actually Polynesian). They usually get Poly part right, but they do misspell Polynesian. Wil's DVCNews data catches these because he looks at all Deeds.
  • Also want to point out the county used to perform a first entry. Some number of days, they would have someone review the entries and correct mistakes. Reason I mention this is anyone looking at data that just showed up today (even my 10/21 data), may not have been reviewed/corrected by the county. Documents that you verify with your own eyes are correct. However, it's entirely possible some additional deeds show up after they review and correct mistakes.
Also, this is very manual process. I copy/paste the doc# and have the recorded date correct. I look closely at the deed, UY, and points so those should almost always be correct. The contract # is something that can't be copied/pasted and is harder for me to get correct.

Not sure anyone has really tracked palm tree dates with the deeds. Just something I find interesting because I think that's a better reflection of the date the sale began. The person can delay the closing (spreading out payments/etc), but the signing date is really the start.

I show PVB sales of 349 deeds for 46,056 points for the 6 days the comptroller has recorded deeds.
Averaging 131.96561 points per deed.

NOTE: I believe 10/22 is preliminary data from the county comptroller for reasons I mentioned in that data summary. It's also possible earlier days have not been reviewed by the comptroller.
What does this mean? It means the deeds and points sold may actually be higher once the comptroller reviews their data entry.
 
Thank you @maui22 for pulling this data! I am noticing a lot of small contracts which indicates current Poly members adding on to book the tower. And if the 150-200 point contracts are the sole Poly points, then I imagine a lot of banking and borrowing based on the point charts. No?

You are welcome on the data. I'm one of those oddballs who likes data.

As far as your analysis, hopefully someone smarter than me can answer.

One thing to note, it's not always easy to tell if someone already owns at PVB or not. Cases where someone added on with what I believe is a new UY, the contract # will be 14xxxxxx.000 (All new members who purchase PVB first will be assigned contract numbers matching that for their first deed). Someone who started with OG PVB and adds will likely have a contract # of 14xxxxxx.001 or higher. However, even that's not guaranteed to be buying more PVB points because they may have sold their OG PVB and own at RIV.

When someone buys for the very first time, their first contract number is based on the resort (followed by a .000 for first contract).
Next contract could be any other resort, but it will start with the same 8 digit assigned to the first contract, followed by .001.

Hopefully, this makes sense. Honestly, I'm probably missing some details which is why I'm hoping someone else more knowledgeable replies.

One of the reasons I started including the contract number is that it sometimes provides additional information.
For example, these two entries are a person adding on 150 points and splitting it into 2 deeds. I believe someone else purchased 4-5 63 point deeds.

Fun tidbit of information just off the contract # (which I only gathered data for a few days but not all).
There are a few deeds where the buyer(s) were assigned new PVB contract numbers.

Do I understand correctly that this only happen under a few conditions?
  • Brand new buyer purchases their first contract at PVB. Because we are in the only existing members buying right now, this should not happen in any of the deeds I'm looking at.
  • Existing buyer adds on a new UY.
  • Existing buyer adds on but changes the owners (maybe adding children, etc). Is this possible in this existing member only buying period?

Another fun bit, the lowest new PVB contract # that I see assigned was 14030546.000 and the highest so far was 14030631.000. That's a gap of 85 where I see roughly 70 missing. It's possible they are in the deeds I didn't gather the contract # for (yet?). It will be interesting to see how the data turns out once I get the contract numbers filled and also over the coming months.

EDIT2: for clarity, one of our VGC contracts is our first contract in that UY and is 11xxxxxx.000, hence 11 = VGC.

Because I had contracts before adding on my current ones, my numbers don’t match what you have above.

My starting numbers match is the first resort I bought in that UY

So, my June UY, which is just VGF starts with 13. My Aug UY which has SSR and RIV both start with 7 and my Dec UY which has VGF and RIV, both start with 4.
