Booking with a Cash Rate at HHI

I have been stalking the DHHIR website for availability for Labor Day weekend. Currently I have a 2-BR booked on points but would love to pay cash for that point-heavy Saturday night. I just noticed a 1-BR became available on cash. Does that mean that the 2-BRs will never become available on cash or are they randomly released?
 
This resort has become so difficult to book with cash. We've stayed many times--always paid with cash. But the reservations seem non-existent now. We're actually under contract for a resale contract just so we can get the 11 month member booking window. (We were actually under contract for this resort in 2018 but Disney exercised their ROFR. So here we are again!)

Keep stalking. At 7 months, i saw a 2 br at dhhir on cash. It went quick.

Out of curiosity, what is the reason it changes?

So, if one pops up, should I book it immediately? I would like to see if MS has it on a member cash rate but don't want to miss out on it.

I really like the cash rates in the fall compared to the value of points, but I really don't like the uncertainty. I had at one point thought about just doing cash instead of adding on more points, but I would much prefer having a reservation locked in at 11 months even if buying a resale costs more!

That room only costs $479 according to the rate calendar but you have to shell out 56 points for it.

I would book it if you see it right then. You can always call MS and see if they would give you the 25% off later but I wouldn’t wait.

Yes, that's why I'm desperately trying to get it on cash. We never go over the weekend, but our DS and DDIL who just got married in June can go only if they go over the weekend due to work schedules.

I book dhhir on cash and points.
I notice that the cash side is live at 60 days and sometimes within 7 months.
I have watched this trend send 2021 and it is not always the same for dhhir.
 
Why not call ahead and ask the question before. If I book a cash room, can I call after and get the 25% dvc rate?
 
I meant call now even if no room available and ask the question if they can discount after.
If the room is available I’m booking it ASAP regardless if they offer a discount to save 56 points where I can get much more monetary value elsewhere. Unfortunately PP can’t find a room at all though.
 
Yay! I got it! I just happened to check in the middle of the day, and a 2-BR was there. I was tempted to book immediately, but since MS was open, I called and got someone right away and was able to book it. No 25% discount though. But better than using 56 points for one night.
