Am I missing something on this AUL price?

We currently have a 120 point contract at Aulani that has been fine for many years booking studios. but as the kids get older, we want to try to have more space and so want to get more points so we can start doing stays in 1 bedroom villas and so we are looking to add on to our contract.

I found this listing on xxxx xxxxpoints for $89 per point and it still has xxxx points in 2025, and then 125 in 2026 and 2027. This seems like a good price? Am I missing something? There are other listings that seem to be for more $ per point but aren't as good contracts so curious if I'm missing something. Thanks!

Just an FYI we typically are not allowed to discuss specific listings.

One of the things that can lower the price per point of a contract in general is if a contract is stripped of its first year points. The most valuable vacation is the one you take today, not the one you may still be alive to take 30 years from now. Generally people value banked points at 20 dollars per point since that's how much you should be able to rent them out for.

For Aulani in particular though, certain contracts have subsidized dues meaning over that contracts lifetime, it will pay roughly 25% less in dues. Considering dues make up 70% or more of the total cost of a contract over its lifetime that's extremely valuable. These contracts are denoted as AUL(s) on certain websites. It may be worthwhile to look for one of these if they're available in your use year.
 
Significantly higher priced listings are likely subsidized dues. Slightly elevated pricing can just be based off the broker. Many brokers listings are higher priced than others. Fidelity falls into the less expensive broker category. They have a $225 fee that if you don't negotiate seller to pay effectively adds $1.80pp to the listing price on a 125 point contract.
 
If it's in the same use year as your existing contract (which you'd probably want to have) this is a good price for a non-subsidized contract.
