2025 Dues

This will be my 1st time paying dues. I went from I only need 100 points to 753 and another 290 in the works 😳 I’m going to do monthly payments so I can be reminded every month about dues.
hahahah wow I was wondering what your current tally looked like. You just really wanted to join the comma club real bad didn’t you? Nice job! The dues might hurt but the deals you got will certainly soften the sting.

And I’ve thought to do the same with our dues; the way we have to metaphorically put ourselves in the corner to be punished like children to avoid spending more money😂 🤦🏼‍♀️

When I started this journey the comma club seemed absolutely insane, now it just feels normal. :joker:

Is a good part of yearly % fluctuations due to refurb cycles? BRV and BWV are both coming off hard refurb and both saw below average increases.

Other per point cost differences too, like to run resorts and pay transportation, etc. We’re pretty new to this as recent BWV/VGF owners and the estimated 2024 ad valorem tax is quite different per point, $1.64 and $2.02 respectively. Maybe an excessive marble tax added to Grand Flo? 🤣

Last year I joked that an Excessive Marble Tax might be reason for the higher property tax per point at VGF.

It’s a funny coincidence RIV and VGF were the only ones to get tax credits back from 2024 and now I’m wondering:

Doesn’t RIV have excessive marble too?
 
On a more serious note though, at the tax rates listed above for BWV and VGF, the average studio night at each is paying:

BW $25-$30/nt

GF $40-$45/nt

Not exact but is somewhere in that ballpark. If they’re both studios with 5 max occupancy, that’s a big difference.

Is the VGF room and location near twice as valuable for tax rate purposes?
 
Still have 3 in the works. A small BLT Im waiting to hear if my offer was accepted and the rest is more 🌴 Aulani just entering contract and a small Aulani waiting for closing.

congrats!! that is exciting! I've been addonitis free for just over a year after buying our first two contracts in quick succession ...not sure how much longer I'll be able to stay out of the game.
