***The Official AKV Owners And Lovers Thread***. Come And Chat

Thanks for checking. And thanks for the suggestion. No offense, but I hope I don't need to use your idea-that is, I hope it doesn't rain.

I arrive tomorrow… packing probably 12 ponchos, including 4 heavy duty

My motto: hope for the best, plan for the worst! LOL
We visit either early or late Dec. annually & this is the first time in a long time we’ve had rain - one day about a week ago & again yesterday afternoon.

thank you! i really didn't know that there were two separate locations for the contracts
Jambo was the original AKL hotel building and the fifth and sixth floors were redone as DVC rooms in 2007. All the other floors remain Disney hotel rooms. Also the sixth floor exists only above the lobby and is the location of the DVC club level rooms (five 2BR lock-offs). The nearby Kidani building was added thereafter and completed in 2009. It is all DVC.

When you purchase, the contracts and deeds designate the building your unit is in (a unit is a combination of some rooms (not many). Besides the contracts/deeds designating the applicable building, when you reserve a room you also choose a building, i.e., you can either reserve a room in Jambo or a room in Kidani, and you are guaranteed being placed in the building chosen. Regardless of which building you are staying in, you can use the facilities (restaurants, pools, etc.) of both buildings.

thank you so much for all of the information. this is really helpful! considering the size, i guess there are more Kidani contracts available.

Kidani has a lot more DVC contracts and rooms than Jambo, not just because Kidani is all DVC and Jambo is not, but because the Kidani building is about 2/3 mile long, one of the longest hotel-like buildings in the world (and I mean on earth not just Disney World).

It will state which one in the contract. But it doesn’t matter. You have the 11 month booking window at both.
It will also show up as your home resort on the booking page. Only the resorts you have a contract will show up there. You have to expand the show 14 resorts thing to show the other one.

You get the 11 month window at both… but because of what I mentioned above your are able to select the one that you have a contract at quicker when booking… so if you like value or club rooms having a contract at Jambo can give you a few seconds advantage when booking. :)

My first contract was at Kidani… I hated that I couldn’t quickly select Jambo…. But then when I added on 25 points I made sure they were at Jambo… now I have both options.

thank you

do you know the significance of the Unit number on the deed?

now that is long...i can really get in my steps!

do you know the significance of the Unit number on the deed?
The condominium association buildings are divided into Residential Units consisting of varying numbers of villas (anywhere from one GV to multiple studios to several studios and unconnected 1BR, whatever). A DVC deed shows the percentage of a particular Residential Unit belonging to the person who owns that deed. IOW, it’s the actual real estate you own. On the internet you can find the paperwork filed by DVD for every condo association, with floor plans showing each and every Residential Unit, so you can know where your 2x4 foot square piece of concrete floor actually is.

thank you! so one unit can actually have multiple owners...i'll have to look for my square😉

And as it was once facetiously put to me by another DVC member, if you spend the time trying to figure out from the unit descriptions and deeds exactly what portion of a unit you actually own, you will eventually discover that you are the proud owner of a small portion of a toilet in one of the rooms.
