Holy cow! Congrats!

Anybody have theories as to why Disney is suddenly pedal to the metal on approving ROFRs? I’m a perennial pessimist, but it makes me think they are worried the market might collapse and want to get resales closed ASAP.

Maybe because their fiscal year ends (I think) tomorrow and they want to clear pending requests? Pure speculation.

I’m definitely open to other possibilities, but can’t understand how pending ROFR would affect their balance sheet or financial metrics at all. Does anybody know if they even disclose in their Ks/Qs any specifics about resale prices or ROFRs passed/taken?

I really have no idea.. My only thought is that come October 1st they may have a new pool of money available for ROFR?

I will go back and look over the weekend. I will do Riv first since I am interested in those resale contracts

I plan to do a better job in October by adding the use year, title company and date the contract was signed.
This is great data. Thanks for sharing. I would be surprised if there are many RIV contracts to share. Would love to see PVB.

It really surprised me that the mean price point in the bigger BLT contracts seemed higher than the smaller ones.
 
Here is Riviera from 9/1 through 9/8 there were 77 recorded. 70 direct. I will do more tomorrow. I will start tracking for October. My thought is the title company may give us an idea on who the resale company was although it is not 100% accurate. I am pretty sure Magic Vacation is one broker's title company..

For the month Poly had 95 deeds recorded

10 direct and 13 were transfers or foreclosures where there was not a true sale.

72 to check when I have time.

I believe the higher price may be because there are more 160 point contracts for sale than 200 point contracts. The sample size is too small to be sure but as I do more we should have a better idea

Are you seeing more 160 point contracts at BLT? I think 160 might have been the minimum purchase for a new member when BLT was in active sales, so there are likely to be a lot that size.

Looks like we may be getting to a point for enough sold and far enough in from opening to get some real data!
