$207 Base for VGF2. Great incentives!

In all likelihood, it will be a base price of $207 per point with incentives that are not as good as today's incentives for current members. Someone reported that the base price is rumored to go to $250 on April 1 but it's only a rumor and only being reported by one person so far.

1st April is April Fools Day. You're being wound up.
 
Well, I think we just ended up buying. Wife said she is going to call in and put the 10% deposit down! 212 points, fixed lake view week 47, Oct UY.
Congratulations!! I was eyeing that week as well but it didn’t make sense? I’d rather use the points all over without having to call to opt out!
 
Can someone confirm that I got the fixed week thing correct? You’d buy the number of points listed on the chart posted here earlier, and you’re guaranteed to have that room type for that week going forward.
If let’s say in 5 years, that room type for that week changes points, you would have that new number of points if you chose to book a different week/resort?
And if instead of wanting Sun-Sat, I wanted say Wed-Tue, would I need to cancel my whole fixed week? Or can I just cancel the Sun-Tue and then add the remaining days on the other end?

the points per week are locked in at purchase - if its more in 5 years you still pay the locked in points rate. You can't choose a different fixed week, if you want a different week you would have to cancel your fixed week and use those points to book another week of your choice based on availability.

The stays are also 7 days locked and you can't change that or split it up. I believe CCW and the RunDisney flex weeks are the only property that offers that option.

I think it's a good idea to switch to direct, especially to combine your UYs. I was just saying you might not break even, so maybe be okay with that going in.
I definitely won't break even -- (especially since I'd be going from 280 to 300 total points). Throw in costs associated with selling the points (6-8% I believe)...but, I could make up for those margins somewhat by stripping the contract as much as possible (transfer points to another contract I have -- yes -- I have another UY :rolleyes1). That could net me around $15.50-$31 per point ($31 if I can rent out 2021 and 2022 before selling). Plus I would get full 2021 points (DEC UY) for the new direct buy.

Use a nice credit card to make new purchase -- and boom! More cash back.

*ETA -- I see that I am mistaken on the 2021 UY points. That does slightly change the math.

Disney will automatically book your fixed week at 11 months or so. You can opt-out and get all those points back to use anywhere you want. You get the same amount of points that you bought.

They had week 1 available for 168 points at VGF2. Run Disney Marathon week is normally week 1. I would have done it for Star Wars in April since it's also normally spring break but they canceled Star Wars runs...

So let's say you bought 100 points with a fixed week. You decide to opt-out and want to use the points somewhere else you would get your 100 points back and be able to find a room and use those points to book it.

The fixed week just locks in a set amount of points for that week. So if it's 100 points to book in first week of March in 2022 that is fixed. If Disney changes the points chart in let's say 5 years and first week in March 2027 is now 110 points to stay you, with your fixed week, are locked in at 100 points.
 
Wow, this is lower than resale has been for quite some time.

I know everyone is all excited WOW YAY CHEAP. But now I'm worried about the value of my points. What is DVC doing? This puts years worth of buyers at multiple resorts underwater because resale is being undercut by the developer trying to fling cheap points.

DVC has many tools they can use to undercut resale and devalue points. This wasn't historically DVC's strategy. In fact, DVC's strategy was the reverse, to hold value with ROFR and price new stuff higher and higher. And so, points went higher and higher. Pricing this cheap is a reversal of strategy IMO and this is not a good sign for the long term plans by DVC, assuming you care about the value of your points.

even though it might hurt me -- I really think resale prices need to come back down to earth. The current pricing is just nuts.
 
Bottom line, anyone who buys into a sold out resort pays a premium. Because of…. Supply and demand.

this should not be a surprise. I know some wanted to stick their head in the sand and pretend this wasn’t going to happen. Today was 100% predicable
I was saying it would be priced the same as RIV but with less incentives. So I completely agree with you.
 
Expect more hotel room conversion. Guaranteed

this one was ultra cheap since they didn't really remodel the layouts of the room. At least with Poly -- they had to gut the whole room and redo the configuration for the bathrooms. This one was purely profit maximization.

They had a hotel that was largely unoccupied so their opportunity costs were pretty much zero.

The hotel already needed a refurb, so rather than Disney hotels pay for it -- they found a way to get it off their books and get DVD to pay for it.

They essentially did a soft refurb and can now sell it for $200 a point...and they didn't have to build a damn thing and it took less than a year to complete.

The profit margin is going to blow RIV out of the water.

So yep -- they will definitely do this wherever they can.

I really don’t believe DVD ever cared about resale value and it’s impact for owners.

It did well because people wanted a timeshare near Disney. I mean I sold BWV in March 2020 for only $117 point,, just.before Covid.

I think this is a response to the overall hit the sales too from the pandemic and other things going on and that maybe the product reached its high sustainable direct price.

All DVD cares about is sales right now and this will do it for many.

prices might be cooling b/c all of that easy money has burned through the economy for now. Don't know if that is true -- but if it is, then that should mean demand side inflationary pressures might start cooling.

I actually don't know. But now that I'm thinking about it -- that makes sense. If they did what I'm suggesting, then there would be extra points added to the system.
 
I kind of think it’s odd that they don’t have an exact opening date to share even though VGF members can start booking in a week and a half from now.
I heard that it is June 19 is the projected date

There will be no 2021 points even for December use years. All use years will pay pro rated dues based on use year. So December pays 1 month. This is what our guide said.
