I am still relatively new to the DVC. I am in the process of purchasing resale. Disney exercised ROFR on the first contract I tried to buy. My question is why does Disney exercise ROFR? Is it just based on Price per point? How many points are available on the contract?
I am really nervous about the current offer I have in. Just looking for some insight.

No one knows exactly why Disney ROFRs some contracts and not others. It could be that they have demand for a certain resort and the contract price is low enough for them to profit by taking it and re-selling it direct.
 
There are many reasons and it can change as their goals change. One reason, as mentioned, is they may have buyers on a waitlist for a specific resort,

It could be the price is just too great to pass up, or even that the unit the contract is deeded to is needed to make a direct sale.

All one can do is try. The one thing we do know is that if you pay more than the average contract being taken your chances are better than if you pay less.

We know the odds of passing with an international owner are much higher than other sellers,

And, we also know that resorts in active sales have a 99.9% to 100% chance of passing ROFR.

Resorts they are promoting which have not yet “sold out”. So, right now it’s RIV and AUL.

Starting March 3rd, add VGF back into the mix!
 
First attempt was SSR 132pp 100 pt. Contract. October use year. 2022/94 2023/100...

Current is SSR 130pp 115 pt contact. July use year. 2022/0 2023/57 2024/115

I 100% agree. I am not gojng to offer more than I can comfortably afford just to try an avoid ROFR. If I could afford it I would purchase direct, but not in my budget.
 
Disney exercised its ROFR three times before I was finally able to purchase a contract through resale. I was trying to buy contracts with between 75 and 100 points. The one I was finally able to purchase had 90 points, but I offered more per point on that one than the previous three. It can be a frustrating experience but just keep at it. Disney will pass on one eventually.

Although my BWV offer was so low that I am sure the ROFR'ers are sitting in the break room of ROFR Central passing my offer between themselves for a good laugh over lunch. But hey, maybe they will let it pass just to keep everyone else who's waiting for ROFR hopes alive before dashing them on the rocks of despair. Time will tell. :-)
