Hi there

We’re planning to buy 150 direct points at PVB at the end of this incentive period. My family consists of my wife and two daughters who are 1 and 3, possibly more kids in the future but who knows. 150 points already feels like we’re gonna need more points for us so just wondering what your guys thoughts are on where to go on a second contract. I plan to buy resale probably an additional 100 points and the same use year. Would it just be beneficial to buy again at Poly or potentially buy resale points at BLT?. Assuming price difference isn’t a huge factor. My thoughts are on the additional contract seems to be leaning towards an additional 100 at Poly but wanted to get your thoughts.

Potential resale places would be BWV, BCV, PVB, BLT or CCV

I’m aware of the 2042 expiration but not too concerned about it.

Also aware of the booking differences. Just feels like it’d be more streamline to have points at one resort rather than mix and match.

I would get 110% of the points you think you will need at your desired home in a room category that is readily available before adding on a second home resort.

For 2nd resorts, I would buy where the 11m home resort window is most needed. This will depend on the time of year you travel and the size of accommodations you are looking for.

I would get the resale process going before you buy direct to get the UY you want and then have Disney match it.

Also, when buying direct I would break the contract down into 50 point contracts so they can retain more of their value if you need to sell.

You do in fact get the incentive for a 150pt purchase if you buy 3 separate 50 point contracts at the same home resort at the same time.

Ask them to waive title insurance since it’s direct from the developer.

That’s good to know, are there any other additional costs to doing three separate contracts?

Just remember, if you’re buying your 150 points to get DVC-Y status, you’ll have to keep all 3 contracts to maintain that status, unless you make later direct purchases that maintain your number of direct points at whatever the requirement is at the time they’re purchased.
 
This might not work for your planning, but just a thought. We have 500 points at SSR that we bought direct around 2005 for about $87 pp. (Can't believe prices now!) We have gone to Disney every year usually during the kids' school vacations. We have stayed at SSR only a handful of times. We have been very lucky getting into all the other resorts except Aulani. Our goal was to stay on property, it didn't have to be in our home resort. Many people buy points at the cheaper resort to use at other resorts. Our favorite is OKW because of the size of the units and points.

Fellow toddler Dad here :-) The great news is there isn't really a wrong answer/strategy here, it really just depends on how you want to structure your vacations and what your resort preferences are.

For example, we got our BCV (2042 didn't matter to us) and VGF contracts within days of each other since we knew we wanted to split time between the Epcot/Hollywood Studios area and Magic Kingdom area on most of our trips. So I've been booking split stays at the 11 month window and I really like having multiple home resorts as options at the 11 month window (it also helps on not overspending on points on higher point rooms that are typically left over at the 7 month window).

I'm likely in the minority with how we operate though as I know split stays aren't everyone's cup of tea. The cool thing too is that if we choose to switch it up and stay a week+ at one resort, we can still totally do that through occasionally borrowing points and having a resort "rotation" so to speak.

Having said all that, If you envision yourself mainly just wanting to stay at Poly while occasionally exploring other resorts then more Poly points are probably the way to go.
 
I'd add on by buying resale at Poly. 250 points is a good number of points at one resort and gives you a lot of flexibility.

For example, if you decide to book a 1BR there and need more than your current 150 points to do it, you don't want to book less than your desired length of stay at 11 months, and then sweat whether the rest of the preferred vacation at the Poly will still be available at 7 months. Likewise, if you decide you want to stay at a different resort, you can always book Poly at 11 months and then try to switch at 7 months. If the other resort isn't available at 7 months, at least you'll have the Poly reservation.

The only reason I'd see for you to have a different resort of 100 points is if you really like packing up small children and all their stuff in the middle of your vacation to move to a different resort. Personally, I'd never do that. It's different when they are older and more self sufficient. Then, a move from the Poly to something like Riviera or Beach Club to be closer to HS and Epcot might be looked upon as "fun".

This is a primary strategy for me. Own a lot of points at OKW, and have never stayed at OKW. I use the OKW points solely to book at other resorts at 7 months.

Gives me more reason to buy in now than to wait till it’s 300 a point!

I paid around $95 a point at OKW... should be a while before the dues get that high per point.
I forget, how many points did you get direct to get it that low? I sometimes regret not getting in on that deal last year to have the blue card.
 
We have 160 points at AKV (resale) and 150 points at VGF (direct). We are leaning more towards the bigger rooms (1-2 bedrooms depending on how many guests are with us). That said, we haven't had an issue banking or borrowing to use points for our home resort advantage at ether location to reserve the more "affordable" rooms. My preferred strategy is actually to use all of our resale points and bank as many of our direct points as possible, just in case we want to stay at Riviera or DLH. My point is, even if you have two home resorts, you will very likely still be able to stay in larger rooms and use your home resort advantage at two different resorts, assuming you haven't already borrowed all of your point allowances! And FWIW, I've also used these points to stay at BCV, Poly, BWV, and SSR in studios to 2-bedrooms, booking well within the 7-month window.

When I bought my first contract (160 points resale, over a decade ago) I ran the numbers for how long I could stay in a 1 br. villa using banking + borrowing before I’d either have to skip a year or buy new points. I then used those points to stay at other resorts to see whether I liked staying at them before I added on.
The other thing I did before I bought that first time was to take a look at use year distribution in the resorts I was interested in adding on at - I figured a use year that was more popular would have more resales on the market. Here’s the most recent use year distribution chart I could find https://dvcnews.com/?view=article&id=4071&catid=166 When buying direct DVC will offer whichever use year they are currently pushing, but if you insist they’ll usually give you the use year you really want.
