The we loooooove Club Wyndham Bonnet Creek Part 4

So, I should have read this thread before booking at Bonnet Creek - and have gone down a nice little internet rabbit hole regarding this whole issue. From what I can tell, but I would like others here to verify my understanding, Wyndham is really cracking down on owners. While some rentals may still go through a rental for say the week following Easter is likely going to be a red flag and I should just cancel my VRBO rental now while I'm still within 24 hours of booking it. Is my understanding of the situation accurate?
The week after Easter next year includes part of an owner priority period (April 18-20th). Is your reservation during that period? If so, while the owner could be using an exception, my risk tolerance certainly wouldn't be high enough to risk it. Then again, I ended up buying Wyndham resale because I love Bonnet Creek but have a low risk tolerance for renting.

Yes my reservation is for that week so I assumed (based on what I was reading) that it would be a priority period for them. You really did just confirm my concerns. While I feel bad for the owners who have points they can't use and want to rent them with the way Wyndham is handling things now I'm thinking I'm backing out even though I really like the property and can't get another for the same price and proximity (price wise I can go over to Marriott Royal Palms and get a 3 bedroom but the commute over is such a pain... and I can't afford a 3 bedroom stay on a Disney property even renting a DVC). Oh well, I guess it's better to give up this dream now then find out I'm homeless when I go to check in. That, by far, would be a nightmare. Again, thank you for the response back!

Second, through a quirk of Wyndham's calendar Easter falls during value season next year. Not sure what he was charging you for the rental in a 3 bedroom for a week, but depending on what points he was using he was probably only paying about $1,000 in maintenance fees for a week in a 3 bedroom, and if he had some real low maintenance contracts, and/or was using VIP auto-upgrades, he could have been paying far less, maybe as low as $500.

It's like 2K for the week. The owner has good reviews on VRBO which was my other concern is that if they have been doing this long enough to be making money on some of the points then they are more likely to get targeted. Of course the positive reviews were why I initially felt comfortable booking with them :) I get that this is one of those risk scenarios where someone willing to roll the dice might come out well in the end - I too am more risk adverse so I was just trying to validate my understanding of the situation before fully bailing on it. But my luck this owner has been flying under the radar and it will be the week I'm checking in that they are finally caught so best for me to play it safe.
 
My opinion only. But, if it were me I would try to speak with the owner first before cancelling your reservation. Especially if the owner has a good reputation.

I did ask over on the TUG boards and that was another proposed solution. Because most of those members are owners they had specific language they recommend I use when asking, specifically they recommend: I would ask the owner in question why this booking is allowed under the Owner Priority policy.

Clearly still no guarantee but he had a couple of use cases laid out. I have gone back to ask the owner just to see what their response is and if that is enough to make me less concerned. And TBH if it were me trying to rent the points I would want a truly interested person to at least ask me instead of just canceling so I decided I agreed that this course of action was reasonable. Although, I wouldn't have even booked had I realized the risk to begin with and that is just my poor research relying on information from many years ago when I stayed there and not checking here first...

I have seen no recent reports of any surge in cancellations or crackdowns. Wyndham does have rules and you'd want to rent from someone that understands them. These rules have been around for a few years now, so you'd think that most renters would understand them.

Owners "may use two guest confirmations per year during the restricted dates when not traveling with your guests."

I did see a report that last year they were seeking volunteers because of overbooking because of repairs.
 
Hello. I have never stayed at Bonnet Creek and made a reservation on the Extra Holidays website for April 5th-April 10th 2025. This does not appear to include any owner priority dates. I was under the impression that booking on Extra Holidays had no risk of cancellation. However I have been reading reviews all over the internet saying that people had their reservations that they made on Extra Holidays canceled at the last minute. Is it possible that this reservation could be canceled by Extra Holidays at the last minute or not? Thanks for your help.

Extra Holidays is Wyndham’s official rental arm. The risk of people getting identified as commercial rentals and having the reservations they made cancelled doesn’t exist for Extra Holidays reservations. I believe there was an overbooking situation a few months ago related to renovations and rooms being out of service that caused some people even through Extra Holidays to not have their reservations honored, but that’s a pretty low probability event. I wouldn’t stress about a reservation you’ve made through EH.

Is it your first time staying at Bonnet Creek? We stayed there through EH for the first time several years ago and liked it so much we researched and purchased it on the resale market through eBay. It’s a great resort. Do the breakfast at Escudos at least once, it’s great.

Yes it's my first time at Bonnet Creek. I'm really looking forward to it. I just have no risk tolerance for cancelations. Lol. Thanks for the breakfast tip!
 
We are looking at booking a week at Bonnet Creek in November 2025. I am trying to make sure I understand how to safely book without worry that our reservation may be cancelled. If we are booking outside of an owner priority time period, in value season, are we safe to consider options like VRBO or Go Koala? The prices directly through Wyndham are so much higher, but I'm not sure if it's worth the extra peace of mind? We will be traveling with three young kids and want to make sure we have solid plans!
 
When you use VRBO, Go Koala, or any other venue other than Wyndham, you are renting directly from some individual owner. That person owns your reservation, and so you are trusting that they (a) know what they are doing, (b) won't cancel your reservation and (c) have not attracted the undue attention of Wyndham for acting as a commercial enterprise.

The vast (vast!) majority of owners fit this description, and so the rental is almost certainly going to go just fine. But, if there is still some risk, so you have to decide how much that peace of mind is worth to you.
 
Does anyone know if Back Bay Bar and Grille at Bonnet Creek has reopened since their renovations? We’ll be there in eight days and would love it if construction is complete. Thanks!
