The large number of new Aulani resale contracts??



Just looked at the ones posted today, they all look to be cross listed at the other broker too
Crazy since one broker said they do not allow cross posting when using them to sell. So maybe Im still leaning with the broker owns them and maybe they are friendly with the broker where its cross posted.

a split commission is better than no commission? especially if the goal is to move them before people start listing more at the end of the year
 
Current totals for these 3 resorts. Brokers listed in the same order as previous. Takeaway from this. BWV listings seems like it was a fluke and not many more being listed. SSR selling much better than Aulani, some Aulanis are being moved.

Looks like another batch posted today, all stripped to '26/'27 and delayed closings
wow. looks like there is now a 3rd broker with a huge batch of stripped Aulani contracts newly listed. This broker was not one of the usual suspects from the earlier batches that were listed.

edited to add - seems from the earlier comments up thread these are maybe cross posted listings? curiouser and curiouser.

There was originally 3, then one slowed down and now popped back up.

I'm starting to think that DVD is cracking down on commercial renters.

Also, these brokers tend not to be places I buy from--which is mostly just a price point and stripped-contract thing, nothing more than that. But I've talked to other brokers, where they don't rent out points, and they are just as confused and baffled by this as we are. In one case, the broker hoped that I knew something more. I also think this suggests that there's been some coordination behind the scenes for a while between these two or maybe three brokers, which is now just coming out in a more public way. Anyway, it sure looks like that.

I purchased my resale contract from the one appearing today with the latest batch, and had a fine experience.

It certainly seems like something is afoot and nothing about this is really adding up. I echo the sentiments of @disneylandtour that this may be a crackdown on commercial renters.

Just to be clear, I don't mean to cast aspersions on any of these brokers. I'm just saying that these tend to be the more expensive brokers--also brokers that strip out points. Those are the only reasons I've not bought there. Beyond that, as far as I know, buying from them is probably a fine experience.
 
Please remember that you can not discuss a broker who is in the boards filter. That includes referencing them in anyway, including in general terms.

People can discuss that there are a lot of contracts out there and discuss why, but discussing specific brokers data, without the link, is not allowed.

This includes trying to narrow down which brokers may be showing more than others.

If it’s too hard to continue this discussion without talking about the brokers, then it might be time to close the thread.

Basically no more mention of broker without their business link and if the business is filtered, don’t mention them at all!

Another 34 stripped contracts (various resorts--but a lot of SSR, Aulani, etc.) showed up within the past hour. It very much looks like DVD is finally putting pressure on massive commercial renters to leave the rental market.

If that is the reason for such an uptick, it will be interesting to see what the rental market looks like in 6 months compared to today.

I’ve been following this discussion peripherally but what is driving the assumption that these contracts being sold are the result of DVD cracking down on renters? And are the contracts stripped because the points are being transferred out? I’m surprised there’s been no grumblings about cancelled rental reservations but maybe they are being allowed to keep anything that’s been made already.
