If we purchase a confirmed reservation from someone on this discussion board and pay up front to secure it, is there a way to secure the seller won’t take the money and cancel the reservation before we check in?

Unfortunately, no. The DVC owner retains full control over that reservation until you physically check in at the resort.

It's safer if the renter has been part of the Dis for a long time, and has many posts. It shows that person has some staying power here. Don't ever pay money up front. Get the reservation put in your name, and link it to your MDE account. Many scammers never even have a reservation to begin with. Also, requesting a face-to-face, such as a Zoom call is often something scammers don't want to do.

No, there’s no way to guarantee. This is true even w/ rental brokers - the brokers may give you your money back out of their own pocket, or they may try to find a replacement - but if an owner cancels a reservation for any reason - it’s gone.
Another risk is that DVC will cancel the reservation. This can happen if the owner doesn’t pay their MFs (dues) or mortgage if they have a loan thru DVC.
DVC will also cancel pending reservations if the owner sells the contract. I remember one snafu - albeit not on a rental through DIS - where the owner had a cannot sell before date because they had a pending reservation rented out, DVC missed that cannot sell before date & completed the sale early & canceled the renter’s reservation.

This is something as a legitimate owner doesn't want to do either.

Get the reservation put in your name, and link it to your MDE account. Many scammers never even have a reservation to begin with.
Absolutely this. If they are a legitimate owner they will be able to do this for you.

Most if not all owners will provide a contract to put you at ease.

I always make the reservation with the renters name as the primary guest, post a screenshot of the reservation in the direct message, and then expect full payment within a few business days via PayPal to keep the reservation. I also make sure any room requests are made to member services and am happy to take a screen shot of the chat and send that over as well.

Same process where I have rented points from others.

I have never signed or provided a contract when renting on DISBoards. I think this is something mainly commercial renters would really provide.

I have also never asked or been asked for contacts. Personally,
I would not want to give out someone’s personal information.

If it is something that is causing great concern then I would just go through the board sponsor or David’s.

It will cost you more, but you’ll have peace of mind and potentially some additional flexibility.

Yup I just took less $$ for a lot less hassle renting with David's than having to constantly respond to if Beach Club is available at 11 months out when you are not renting BCV points :)

I ment that I would not want to provide the contact info of a previous renter to someone who is a prospective renter. But, that’s just a personal preference.

I agree. I'm not sure why anyone would do that either but I did see people say they had references before.

I certainly would not be providing that information if I was to rent out here

I would have a contract outlaying the basics such as the payment terms, the resort, accommodation type and view type and check in check out info.
 
I know a number of owners who require a face-to-face contact. Different strokes.
Very true everybody is different. That is not something I would require as I don't want to be on camera. I'm glad we have many options when it comes to renting out our points.

I don't see myself renting again for quite awhile though.

Two weeks after I rented my SO asked about going on a trip after saying to rent them :confused3

I shouldn't have been surprised though as one year I had banked points early and then was told about a trip for later in our use year.

If you look at the DVC condominium documents for your home resorts there will be a section titled leasing & rental restrictions - in my GF docs it’s section 13.2 - which states that “all leasing or rental agreements…must be in writing…” and it sets forth some terms that must be included. I’ve never read of a case where this was enforced, though.

DVC has never asked owners to provide them with contracts for rentals, but they could decide to at any time.

When I did rent, all my terms and conditions were in an email that was then returned by the renter with agreement….so, I considered that close enough to in writing.

I would not get into a rental without at least that….if for no other reason than to be sure the renter and owner are clear and on the same page.
 
One can also search the Florida controllers web site to verify the person (name) actually has a contract. With a side note the resorts in other states will have the contract registered in that state but it is more likely the person will own a Florida resort.
As noted 99% trust. Rent from a person you are comfortable with, do some research and you will be fine just don't over do it.
