This is the big thing I wonder about. It might be extra nice now, and I hope it stays that way for those who own there…but the incentive to keep it as nice may go down.We also have to see if Disney maintains the current level of TLC once it is no longer in active sales.
Especially for a 100% DVC resort…. but I do hope they keep the staffing and service level high and just charge the correct level of dues to maintain it.This is the big thing I wonder about. I’m not so sure about that. CBR is already a massive resort with an internal bus loop of its own. Logistically, doesn’t seem to make sense to add yet another stop. Plus there’s no precedent where a deluxe resort shares buses with a moderate don’t know why they’d start that with one of the more expensive resorts.I would bet money that Riv not having shared bus service is going to change once it's sold out
I think the management team at RIV is particularly applauded for their efforts. I’ve heard it come up a few times that the manager and teams there are fantastic. I don’t think it’s just because it’s a new(ish) resort. Don’t know what CFW is like but VGF and PIT are good but not great from my experiences (although we had the most amazing bellman at VGF a few weeks ago, I actually called in to bell services to say how fantastic he was!).Especially for a 100% DVC resort…. but I do hope they keep the staffing and service level high and just charge the correct level of dues to maintain it.

ROFR is not used to keep the price of resale high. If Disney cared about the price of resale, they would not be doing everyting in their power to devalue it. ROFR is instead a mechanism to allow Disney to acquire inventory without having to bid competitively.ROFR
I don't think this has happened anywhere else. All of the resorts seem fairly consistent, modulo wear and tear and familiarity breeding contempt.the incentive to keep it as nice may go down.

But it does work effectively the same as creating a base resale value, even if it’s not specifically to keep resale prices high (which I agree they aren’t, and I shouldn’t have made it seem that would be their reasoning).ROFR is not used to keep the price of resale high. Wilderness Lodge shares busses with Fort Wilderness during off peak travel times. Fort Wilderness was considered a moderate.Plus there’s no precedent where a deluxe resort shares buses with a moderate don’t know why they’d start that with one of the more expensive resorts.
But this circles back around to them not being able to repackage and sell direct if the gap is too wide. And it might give people pause on purchasing direct at a future restricted resort. The offramp that is the DVC resale market is an appealing factor when deciding to purchase. They have to make what direct offers worth the difference in cost, and the larger that spread gets, the harder it is for them to do that IMO.But you’re right, maybe they make an example out of RIV resale as the first restricted resort and let the resale points devalue completely to something we haven’t seen with any previous resort and reemphasize their disregard for resale.
Marriott sells timeshares with a 5-to-1 spread from retail to resale. Wyndham does it with a 10-to-1 spread.the larger that spread gets, the harder it is for them to do that IMO.
One difference between 1 and 2 BD at Aulani becuase it goes from 1 to 3 bathrooms….We did a stay at Aulani in a 1 bedroom and it was great and it was amazing to have a larger accommodation than a studio room with a family of 5 but also i want another room to shove their mess in and to spread out into.
The flip side is how much harder 2 bedrooms will be to book and of course the $$

It’s hard to know what happened because of Chapek/COVID, but many people say that Aulani is not up to the standard it was when it initially opened and had more of an active sales focus on it.Do we have evidence they have not done this in the past? (Thinking about SSR and OKW.)
I suppose with SSR, they closed the spa, but I don’t feel like they let standards generally slip with either of those…curious what others think. I don’t own at either.
