Especially for a 100% DVC resort…. but I do hope they keep the staffing and service level high and just charge the correct level of dues to maintain it.
Do we have evidence they have not done this in the past? (Thinking about SSR and OKW.)

I suppose with SSR, they closed the spa, but I don’t feel like they let standards generally slip with either of those…curious what others think. I don’t own at either.
 
I would bet money that Riv not having shared bus service is going to change once it's sold out
I’m not so sure about that. CBR is already a massive resort with an internal bus loop of its own. Logistically, doesn’t seem to make sense to add yet another stop. Plus there’s no precedent where a deluxe resort shares buses with a moderate don’t know why they’d start that with one of the more expensive resorts.

I think the management team at RIV is particularly applauded for their efforts. I’ve heard it come up a few times that the manager and teams there are fantastic. I don’t think it’s just because it’s a new(ish) resort. Don’t know what CFW is like but VGF and PIT are good but not great from my experiences (although we had the most amazing bellman at VGF a few weeks ago, I actually called in to bell services to say how fantastic he was!).

It’s also not a huge resort so hopefully maintaining quality service and maintenance shouldn’t be as difficult as it is with some of the bigger resorts. I’m curious of what the first refurb will look like since it really is in pretty decent shape. That’ll be a small tell as to how they will maintain it going forward since it should come after the resort has sold out. Maybe some of the budget can actually go to aesthetics rather than specific maintenance which would be cool. Or the dues stay consistently slower paced, I’d be good with that too.
 
We did a stay at Aulani in a 1 bedroom and it was great and it was amazing to have a larger accommodation than a studio room with a family of 5 but also i want another room to shove their mess in and to spread out into.

The flip side is how much harder 2 bedrooms will be to book and of course the $$

ROFR is not used to keep the price of resale high. If Disney cared about the price of resale, they would not be doing everyting in their power to devalue it. ROFR is instead a mechanism to allow Disney to acquire inventory without having to bid competitively.

I don't think this has happened anywhere else. All of the resorts seem fairly consistent, modulo wear and tear and familiarity breeding contempt.

True true, I agree with this. But it does work effectively the same as creating a base resale value, even if it’s not specifically to keep resale prices high (which I agree they aren’t, and I shouldn’t have made it seem that would be their reasoning).

Right now, they find value in VGF around $150, AKV around $100, VGC around $210 right now and as a secondary consequence, that’s keeping resale prices inflated. I know that changes with their needs/demands and whatever metrics are behind the scenes. I guess my point is that l believe, for a little while at least, DVC will likely find value in RIV points at above $100 for them to ROFR back, and hopefully keeps resale RIV from plummeting price. But you’re right, maybe they make an example out of RIV resale as the first restricted resort and let the resale points devalue completely to something we haven’t seen with any previous resort and reemphasize their disregard for resale.

But this circles back around to them not being able to repackage and sell direct if the gap is too wide. And it might give people pause on purchasing direct at a future restricted resort. The offramp that is the DVC resale market is an appealing factor when deciding to purchase. They have to make what direct offers worth the difference in cost, and the larger that spread gets, the harder it is for them to do that IMO.

Marriott sells timeshares with a 5-to-1 spread from retail to resale. Wyndham does it with a 10-to-1 spread.

There is no reason Disney could not do the same thing. Timeshares are sold, not bought, and most buyers have no idea the resale market exists, let alone what the value proposition is. Also, most buyers are not thinking about selling. They are thinking about the years of vacations they are going to take---at least, they are if the sales agent is any good.

One difference between 1 and 2 BD at Aulani becuase it goes from 1 to 3 bathrooms….

Very much worth it, IMO.

It’s hard to know what happened because of Chapek/COVID, but many people say that Aulani is not up to the standard it was when it initially opened and had more of an active sales focus on it.
