I'm posting this again and updating my closing time post because the other post is inaccurate and i dont want people to think ROFR is going slower than it is. I deleted the other post as much as disboards would allow. This is the same contract i posted before.

Www.fidelityrealestate.com and no crazy negotiating at all believe it or not!

I literally just went on dvcforless.com and put an offer on every contract that wasn't stripped and offered $80 pp and seller pays maintenance fees.

I thought I wouldn't have any luck with those that listed at $95 or above, but I sent my offer to all of those too, why not. To my surprise, a $95 listing countered me for $85 and sellers pay mf about half an hour later.

I decided to counter them at $82 and they accepted! Everything happened within an hour of me looking.

I had Www.dvcresalemarket.com call me and tell me that I would never get this price without the contract being stripped, that proved to be false rather quickly!
 
My guess is it has a little ways further to fall.....

I think it will settle around mid to upper 80s over the next 5ish years, but what do I know....
This assumes Disney doesn’t use ROFR at any point. I can’t imagine they would let RIV drop that low as their only viable Epcot resort hotel for at least another 4-5yrs. Then again, they might not care since they have so many other new points to sell. I could see it being ROFRed in the $100-110 range so above that would be safe. But we won’t really know their plan until it sells out.

Once RIV direct can’t be had for less than $250, and you can’t get it with other resale resorts, I think that will keep a floor under it.

I think the resort is nice enough to where current owners can put a floor under it outside of a serious macro shock. The outlier is that a lot of points are probably still under mortgage relative to other resorts.

We also have to see if Disney maintains the current level of TLC once it is no longer in active sales.
 
What if they build another epcot resort? Not sure if they have the space, but if they do, things could get interesting
There’s a not-zero chance for sure. And there’s been rumors of an Epcot front gate hotel for years. That would be amazing. Not sure if it would have the same vibes as Crescent Lake as a standalone hotel but the location would rival VGC for best park located hotel. But I don’t think they’ll build a different/third hotel in the Crescent Lake area though. That will either be a full refurb of BCV/BWV or a tear down and rebuild at the same locations.

Well done. I can already picture every broker who handles DVC sales getting a boatload of lowball offers tonight and tomorrow! 🤣
 
There have also been rumors of a small-ish IG resort between Beach Club and the sky club.... I'd be surprised if we have to wait until 2042 to get it.
