I was wondering how banked points work was looking at ssr with dec uy.. has 294 points banked that expire at end of November. If I bought this contract and wanted to go dec 13th to 27th would I be able to use them to book it or do they have to be used and stayed at by then? Also what is a good price to pay per points for ssr and is it beneficial to wait until after 2025 dues are paid?

If the 294 points are banked into the 2024 December UY, then you'd have to use the points by end of Nov. 2025. You would not be able to use them for a 12/13-12/27/25 trip.
 
Ok good to know! I cant post like to dvc sales so on this 170 would expire in June this year from 2023 170 from 24 can be banked to the 25 points to have 340 to you dec 13 to 27th? And what would be a good price to offer?

You are correct that the 2023 that were banked into 2024 will expire in 2025 and can’t bank them forward anymore. And you can’t use those in December 2025.

You can indeed on the other hand bank the 2024 points into 2025 and use them in Dec 2025.

If you can’t use 2023 points, maybe don’t look for those contracts as the price will probably be higher.

How much should you offer? The current ROFR thread shows offers being accepted at $88 and up. You could start there. Others might offer lower. Some might ask for closing costs to be covered by seller. Feeling lucky? Ask them to cover 2025 dues as well.

Do you not feel comfortable haggling and want as little friction as possible? Offer them their asking price.

These are good, very basic questions. I might suggest you invest the $15? to purchase a copy of the DVC Field Guide - it has a TON of info regarding the purchase and ownership of DVC, plus has a lot of maps etc. that you'll likely find super helpful after you own. It's updated a couple times a year so you're less likely to get the outdated info that is on a number of websites. https://www.dvcfieldguide.com/dvc-field-guide (you download the Guide from online, so you'd have it right away, easy to navigate the book).

The dues will be paid by the Seller, either they are already paid or paid thru Escrow - DVC will not let a contract close at this point without 2025 dues being paid in full first. You and the Seller can negotiate if you will reimburse them for the 2025 dues. It is pretty common to pay for the dues for points that are still available for use - but annual fee reimbursement, the amount of your deposit, who you will use for escrow/title (charges vary), and any "administration fees" some Brokers ( https://www.fidelityrealestate.com/ for example) charge, are all negotiable. A lot of Brokers act like there are "standards" and there kinda are, but you CAN negotiate - and be sure to read the fine print of anything you sign, every Broker makes up their own form, which is pretty much all in the Broker's favor lol.
