PVB sales tracking since Island Tower went on sale

Sales data is based on what I collected for PVB sales using county website for deeds.
Updated through 3/18/25 proofed county deeds

Note: palm tree data may change up to roughly 100 days after the county recorded data because of delayed closing. I don't have a clue on laws/legal, but I believe the palm tree date is treated as the day they signed the deed saying they are buying. I believe it's a more accurate representation of when the sales actually happened. For example, when a resort fist becomes "sold out", we see deeds showing up on the county website for a few months afterward. I suspect people rush to buy when a resort nears closeout, but are more likely to delay closing (delay payment, spread payments out 2-3 months, etc).

Data showing delayed closings. Date deed showed up on the county website - palm tree date on the contract. (Because a few people don't always write in the palm tree date, I look at the notary and/or the mortgage date to determine the earliest date this person decided to buy).

Some fun info.
  • Largest single deed is for 1,100 point (recorded date in Feb, 2025) (palm tree date December 2024)
  • Largest purchaser that I see with my eye browsing the data is someone purchased 1,300 points (two 650 point deeds (county date January 2025, palm tree date in December 2024).
Deeds by range (note this is not the number of points someone purchased because many spread points across multiple smaller deeds)
  • 1000+ = 1
  • 700-799 = 5
  • 600-699 = 5
  • 500-599 = 19
  • 400-499 = 28
  • 300-399 = 128
  • 250-249 = 163
  • 200-249 = 430
  • 150-199 = 934
  • 100-149 = 435
  • 75-99 = 148
  • 50-74 = 354
  • 25-49 = 92

Interesting that no takers for the preferred views category. Also interesting that no 2bdrms sold…. My guide told me none where available when I bought the 1bdrm - I see now that’s because none were made available for sale at that time, not because they were sold out.

I was also surprised with those.

For the preferred views, I guess I can understand. For me, it’s all about the TPV, but I could easily get by with SV after seeing the terrace gardens myself. Admittedly, I haven’t paid attention to the preferred views enough to want to stay in them. If in a studio PV, I would be happy with the longhouse.

I am curious if DVD sells lockoff 2Brs? If not, maybe they haven’t declared enough dedicated 2BRs to allow them to be sold right now? I forget the percentage, but it might require 4 declared for any view category to allow them to sell a FW? This limit is why they can never sell FW penthouse (only 2 in each view).

Yes, entirely by hand.

View every document the county has Disney for either the grantee or grantor. County sometimes (extremely rare), flips the grantee and grantor. More common in their first pass (second pass is proofing their data). On extremely rare cases, the county misspells Disney and they don’t catch this in their proofing. I do not catch these either my data (too rare).

I type into my own Excel. I am not very good at Excel, but it is easy to enter the data. I run through it a second time knowing my mind wonders during boring tasks.

If anyone has tips on how to sum cells and easily collect data for ranges like month, difference between dates, etc I would appreciate. Just send me a PM.

Honestly this is incredible! A lot of excel you can learn to do by googling what you want to do. To sum: type this in the box where you want the result: =sum(
Then you will have a select tool pop up; select the range of cells you wish to sum, then let go of the mouse. Make sure to close your sum command with a “ ) “ (no quotes, just the parentheses) afterward.

Processed through some of the county deeds for today (3/12) but the county is not done with deed for today. Have not proofed 3/10, 3/11, 3/12.

Many people talk about delayed closings, etc.
2,979 total PVB direct deeds I have data for right now (since sales resumed with Island Tower at PVB).
455,644 total points.

Delays from palm tree date to county recording date summary as of right now.
  • >=28 days delay. 810 deeds (130,687 points) 26.89% of PVB deeds since 10/15/24.
  • >=45 days delay. 444 deeds (75,547 points). 14.90%
  • >=60 days delay. 241 deeds (41,047 points). 8.09%
  • >=75 days delay. 117 deeds (20,419 points). 3.93%
  • >=90 days delay. 57 deeds (9,606 points). 1.91%
So far, the longest delay I see is was 118 days from palm tree date on the contract until it was recorded by the county. (For comparison, since 1/1/25 I see CFW's longest delay was 84 days).

Without actually viewing the deeds for Riviera, I think they were at least as close to PVB as they have been the last few months. Just seemed like similar number of deeds, maybe a bit fewer than PVB.

Whether the points were higher or lower than PVB deed average is something I would definitely guess incorrectly.
