Reflections is a brilliant move if it wraps in all those points of the Cabins and they can magically fix their miss on the dues rate. Riviera will be sold out within about 2 years and poly probably 3 years. Timing working out just right for DVC for those who say they are overbuilding. Disneyland selling slower is likely to plan as they will want to have something to keep selling out there and are probably 7-10 years away from getting anything else completed to replace it to sell. Will definitely be interesting to see the sales recorded in January and February which will reflect the 90 day close options and after the new rush has worn off a bit at the Poly.I will state the obvious, Riviera should be sold out by the time Reflections is ready to go on sale. Poly Tower should be well on its way. Overall, it looks DVC is still very healthy

I think a commercial renter would be savvy enough to buy smaller contracts (for future resale value preservation). And also, likely, wouldn't buy direct SSR in 2024, as rental value is lower vs. resale high-demand resorts.1000 point deed at SSR? A commercial renter you suppose?
We are west coast and bought into VDH. ToT is a major pain point, no lie. We decided it would be worth it. Maybe I should have known as TOT translates to DEATH in German.still trying to figure out what to make of these numbers...
VDH I do think has been a disappointment for Disney... Some of the factors were beyond their control, but I think they thought all the pent up demand with VGC meant owners were begging for the ability to own in California.... Unfortunately high dues and changes involving the TOT have severely limited the appeal. For us, being east coast based, we just can't justify owning a timeshare in California...

Instead they've been seemingly content to keep the price higher than the other resorts and sell 20k/month

How about a sorcerers type magic key for DVC-Y. I do like your listIt’s just too expensive for the quality, point chart, and location relative to other high quality offerings to sell more than that.
The build quality of the furniture is what it is at this point… and it is not wearing well… but things they could do without cutting the price….
1) Add a tram to the esplanade.
2) Have DVC-Y include free valet parking.
3) Offer a special MK at Disneyland for DVC-Y
4) Extended hours at DCA for on-property guests (hotel and DVC)
5) Include two multi-experience LL’s per park visit with DVC-Y
etc
