Thanks. Heck, I'd be happy just to have a few good splashes of color at this point. Gray and cream walls, silver/chrome, and dark woods went out of style about 5 years ago, nothing "classic" about it. And those horrible roman shades that are so hard to open and close on the patio doors need to go. Go back to the actual drapes to pull across the door frames.
 
The quarterly meetings are going to be done because Florida condominium law has been changed, effective July 1,2024, to require four quarterly meetings a year rather than only one annual meeting. Since CFW is not a condominium resort, the change in the law is inapplicable to it and thus it can continue doing only one such meeting a year. The new law is also inapplicable to any condominium resorts outside of Florida. Note that the new law also requires that owners who attend be allowed time to ask questions and have them answered

The law was originally filed in the Florida House for consideration on 12/22/2023. The original DVC documents creating a trust for CFW were filed a couple months before then (they were modified in late Dec 2023 but not because of the offered law but mainly to actually name an independent trustee as required by the timeshare laws.

Possibly DVD knew about the law before it was filed, but if that was a concern of any significance, one would wonder why Poly2 was originally offered as an addition to the original Poly rather than as a new trust resort.

A more interesting issue that might have existed for the adoption of the CFW trust was the member rental issue. Under Florida condominium law, a developer can create rental restrictions in the original POS for a resort but cannot later modify those restrictions to be any more restrictive than they already are, absent an actual vote of the existing owner/members of the resort, and, even if DVD were to have that vote and got enough member votes to accept the new restrictions, all those who vote against the adoption of the new restrictions would not have to follow them. CFW is not covered by that condominium law. In the CFW POS, DVD created greater rental restrictions than existed for any DVC resorts before CFW was created. DVD can potentially change the CFW rules later to be even more restrictive than they already are, and possibly could do so without a member vote, and if put to a vote and DVD got enough votes to adopt the changes, all members would be bound by the result.

This evening, I registered for all three of my home resorts. Very grateful that Disney's Animal Kingdom Villas and the Villas at Disney's Grand Floridian Resort and Spa were scheduled back to back!

I had missed this news last month. Did DVC send anything announcing it? I have not seen anything from them.

Were do you find the start time? I don't see anything but the date mentioned on the site.

I never got any announcement from DVD/Disney. I'm guessing that they aren't real thrilled about this new requirement.

It is on the website and you have to register to attend. I was hoping to get to the SSR one but it will be close since I land at 5:00 pm and it starts at 5:45 pm.

It is on the website, but it was never "announced" on the website or any other way. The only way you would every know is if you happened to randomly look at the condo association news (I don't know how many people do that - I don't), or you read about it on here or some other media site.

After you log into the member protected portion of the site, there are four boxes labeled "News & Alerts." One of them is a link to news about the condo meeting format change. It's been up there for a little over a month. But I'm not aware of DVC drawing greater attention to it yet. I'm sure they'll be forced to as regular meetings are announced and sign-ups occur.

Does yours show that right now? Because I just looked and I don't see that at all. Mine currently has no headline notes at all.

EDIT: Oh, I see what you're talking about. Yes, I guess that is an announcement. Sort of...
 
I'm no expert, but it would seem to me that 48 meetings a year (49, including Aulani?) would absolutely be an inconvenience compared to 1 per year.
Ok, ya. I must have missed something. I was thinking it was just four meetings. 48, I bet they are pissed.
 
Although I go to all my HOA meetings for my house, I am a voting member so I have a reason. Since I don't really have a vote on issues I don't think I would bother going to a DVC meeting. Some blog will report if anything important is said like last year's Poly one association announcement.
 
The Stateof Florida changed the legislation for Timeshare, Home owner Associations , etc for buildings over 3 stories.after the collapse of the high rise in Miami . I think the inspections were a 40 year requirement and has been changed to every 20 or 30 years .
I expect the meetings will be focused on safety issues for the buildings that are a result of extremes with weather that are harsh on building materials
For example . If the concrete foundation is crumbling and exposing the metal structural skeleton , your building is at risk . Also the mold in Florida and heavy rainstorms might create leaks around window frames that require replacement and cause issues with siding …
I am just giving examples of living in Celebration, the town that “ Disney “ built around the same age DVC…. Also consider if you discover a sinkhole under your property. The new legislation requires home owner associations to have the financial strength to make repairs and require specific inspections to search for potential problems
This is resulting in increase in monthly maintenance dues.
I expect the meetings to be focused on these issues and require the Board to be present to answer questions . I’ll probably attend the first one .
I am expecting bottled water to be available but nothing more.
With my recent stay at the Grand Floridian/ DVC ; I noticed management present and seated at a desk . I don’t think I have ever been aware of the management for each DVC Resort. Maybe this is a new requirement that DVC wants to provide for owners that are actually in town for their vacation but not in town for the meetings . A manager is on property to document issues that could be addressed at next quarterly meeting .
I think the meetings must be available online if not available to attend but also must actually be a meeting that can physically be attended by owners.
