Resort Thread Disney's BOARDWALK INN Resort

So it does not matter if your room was booked at 11 month mark or the month before check in? Thanks

Nope again your actual room is assigned to your reservation 5-7 days before you reservation start date. It has nothing to do when you book. It is not like a Disney cruise where are able to select your exact stateroom.

Dave

Booking at the 11 month window is the way to go if you are looking for a BW view Villa. While it doesn't get you any priority with regard to room requests, you do have a better chance of getting the BW view you are seeking.

Personally, we make requests (Village Green view, lobby floor or near elevator) and BWV has always met at least one of the requests and we have never been disappointed in a location but for one time and we really disliked that assignment. :rolleyes1

I get it. I understand that the BW view is hard to get it and your only chance is at 11 month mark. My question was whether booking garden/pool view super early at 11 month mark would increase the chance of getting requests. If not, then I don't see to book at 11 month mark and I could always wait a bit right? Or that studio also books up asap?

There are only a fixed number of each type of DVC unit that have a BW view. Are you wanting to book a cash renovation, rent points for a confirmed reservation or book your own Points reservation?

No, again the booking category has nothing to do with addition "Requests", aka personal preferences. So in the case of a Garden / Pool view, there are more units in that category vs the Board Walk view units.

What specific request or requests are you wanting to add to your booked category? Just a reminder that you need to remember that Requests are just that and there is no Guarantee that you will get any of your requests beyond the Category you booked.

I would rent points and I would only get the garden/pool view if there was a good chance of getting Village green view in case booking early would give a higher chance.

Since there is no advantage of booking early to have a higher chance of getting requests honored, I might entertain other Epcot resorts such as BCV if I would have to settle for garden view (which is same number of points of BCV)

Sorry if am not making myself clear 😆

Regarding booking BCV rather than BWV, because you can't guarantee a Village Green view at BWV:

BCV is smaller than BWV, so it is harder to get a room there.

There are factors which impact whether you will get a room:

a) are you booking between 7 and 11 months ahead?
During that time period, only owners who have BCV as their home resort can make a reservation at BCV using points, so fewer people are trying to get the rooms.

b) What time of year?
For example, people like to stay at both BCV and BWV during Epcot's Food & Wine Festival.
(But don't answer by including your desired dates, because that's not allowed here.)

c) What size unit?
Studios tend to go faster than 1-bedrooms because studios require fewer points.

1.I would book asap for our Feb 2026 trip ( we always go in Feb, usually is lower crowd levels)

2. Feb 2026, just after cheerleading competition and before President's day weekend( which gets busy)

3. Studio

OK now we know your specifications. It does not matter what time of the year you plan to visit, you are simply depending on a matching Studio being available on your check-in day for your lenght of stay, and the person making the room assignments to actually have time to see your request preference that the Points Owner noted on their reservation.

There are less than 30 Deluxe Studios out of the 164 Deluxe Studios Garden / Pool view rooms in inventory that actually overlook any part of the "Village Green". Have you had a Village Green facing room before and/or what is driving your focus on this limited number of rooms that match this request?

We just stayed at a studio that was boardwalk view and absolutely loved the view, sitting outside in our balcony watching fireworks and people watching.

People recommended Village Green because is almost like partial boardwalk view, you would get some view of the boardwalk, lake, etc.

I absolutely love boardwalk villas, and I have stayed there three times now, but after you get a boardwalk view room, you get spoiled 😆

In that case you should just stick to a boardwalk view. There are about 30 Deluxe Studios that are boardwalk view, and you will get 1 of them. I understand that you like the BW and it is one of our favorite resorts due to it's location and views.

I hope so, but I am trying to have a back up plan. The.DVC owner who will rent the points from have been checking daily and everything has been sold out (only garden view available). I still have 11 more days (chances) until the target date.

Good luck. Just to confirm the DVC Owner has points at BWV and even then they will not see availability until the start of the 11 month booking window day by day. Since the boardwalk view Studios are a hot commodity, and there is a limited quantity many DVC owners walk reservations daily (shift reservations as each date opens).

So if you want dates after the Cheer / Dance groups visit, and before President's week that is a very narrow window and the window seems to get smaller every year as they have added more and more Cheer / Dance events getting closer to President's week and the rush for President's week is starting earlier each year.

Dave

I would take the garden/pool view if your renter is unable to book at the Boardwalk view. Then I would request Village Green view as my only request and hope for the best. On check-in day, you can then go to the desk rather than waiting for an online room assignment and ask if your request has been granted, i.e., Village Green. If not, you can politely ask if there is a room available for that request even if it means waiting a bit longer.

As previously noted, I have only been disappointed once with the view not meeting any request. We have had many stays on rented points, so I chalk that one off as just that--the resort was full and my request could not be accommodated. On that one occasion I should also note there were a large number of rooms out of service due to a water leak--more like a flood--that took rooms out of service at that end of the resort, including BW views. Again, other than that one occasion, I have never been disappointed with a room assignment even if it didn't meet a specific request.

Good luck!

Hello! :wave2:
Our family usually stays at Yacht/Beach every August, but feeling a bit roguish this year and considering a stay at Boardwalk. We love the rooms, the dining, the location and the pool is our 2nd favorite on property (after Stormalong Bay). My question is about the pool actually. Honest answers here....is the pool gridlock on August afternoons? Is it just crazy? That could be a deciding factor over here. Stormalong Bay is busy of course, but it's so big there's always some place you can hang out that's a little more quiet. As I said, we love the Luna Park Pool as well, but are curious about summer afternoons.
Thanks in advance!

That’s my exact same question. One of our favorite resort’s is the Yatch Club, but with all the rehab going on, we are staying at the Boardwalk in May . I’m also hoping that the pool is not overly crowded. And for what it’s worth… We did like the clown slide… we didn’t think it was scary looking.🤡 Marla

Luna Park pool can be busy after 1 PM until 3-4 PM in August but it often clears due to lighting storms. Organized pool activities can create noise due to the music and the interaction with the children. Just a reminder that the BW has to 2 other pools: Community Hall pool, and the BW Courtyard pool.

Luna Park Pool is very busy on summer afternoons. It can be difficult to find a spot in the water where you aren't elbow to elbow with a stranger. The hot tub and the Leaping Horse snack bar are always bustling as well.
At that time of year we generally stick to the BWI quiet pool or the DVC pool.

Hi, have the DVC villas been renovated recently? I am hoping to book a room this summer but I can't find a definitive answer on the renovations being complete on the DVC side.

TIA! :o

Just came back from a week at Boardwalk Villa.

We stayed from February 7 to14th, just before President's day.

The weather was perfect, way warmer than expected for early February. It was 70-80 all week, no rain.

We have stayed at Boardwalk Villa before, but this was the first time we had a Boardwalk View and we were absolutely amazed by the amazing views and location.

Waking up, going to the balcony and watching the Lake as well as Spaceship earth as you sip on coffee is priceless.

Getting home after a long day at the parks and just relaxing watching the fireworks from the comfort of your room, priceless.

Having a mickey Bar after a hot day at the park, priceless.

My family loved. Loved so much they begged me all the way home to go back next year. I caved in and booked another trip for Feb 2026, boardwalk view as well.

Highly recommend getting a boardwalk view room at least once in your lifetime.

Cheers everyone.
