Direct savings for current owners

I recently did a DVC tour and am really considering buying, but I'm trying to weigh the pros and cons of buying direct vs resale. I think I'd probably do a bit of both and my understanding is that current owners get better direct pricing than new owners. Does anyone have an idea what that difference looks like? I would most likely go with Poly if I bought direct, but I am looking at a few others resale and am thinking about starting with a small contract to kind of "get my feet wet."

At the 150 points level, it was $10 per point discount for current owners and $5 pp for new members. So only $750 less overall.

It would take about 3 months from purchase to getting points in your account on a resale, so no chance you can buy resale and be a "current" owner with this promotion. There is always a chance that the next promotion will be better, but you can bet the price will be higher so it might be a wash at best.

Doing the 90 day down payment (1/3 payment each month for three months) will get you into the next promotion. We met with our guide not even two weeks ago, so this is valid. If the promotion is better, just let them know and they can adjust your price when the new promotion hits.

Buying multiple times means multiple closing costs so do consider this. The 150 point minimum for direct benefits can also increase so that is a chance you take. Typically, the initial offer is the best YMMV!

This is what we did and Im glad we did. Although it was only a year between our resale and direct purchase, getting in with a heavy discount allowed us a lot more flexibility. We were able to structure a 3 x 50 point contract purchase at the Poly with a use year that worked for us. While this was what we ultimately decided we went back and forth on several other options, all of those because we were current members and had those options.

Im no DVC expert, but I would be shocked int he next promotion is worse than what it is now, it could be the same or better.

I saw that someone mentioned 3 months between the sale and points posting to your account, I guess this is possible but we had ours in our account for use in a couple of weeks. We signed 8/13/23, cleared ROFR on 8/30/23, Got our DVC login email 9/27/23 and points loaded 9/30/23. YMMV obviously,
 
We purchased in 2023 and at the time existing members saved an extra $1k on 150pts.

The Welcome Home incentive was also $500 better for existing owners ($1,500 vs $1,000). A new buyer could’ve gotten someone to refer them to DVC for $500 but that also meant needing to know that existed. Existing members automatically got the full $1500 for having a trip on the books.

I think buying a small resale is a very good strategy for entering DVC. Gets the experience to learn what is most important to you personally about the system, time to watch for a really strong round of incentives, and better discount(s)! Oh - and it’s much easier to match UY.
 
Just make sure you get the resale contract in the Use Year that works for you, because when you "add-on" direct it will add on to that Use Year.

Advantages of buying resale first.

1. Lower start up cost as you don't have to buy the minimum of 100 points or 150 for Blue Card/Membership Extras.
a. This way if you decide DVC is not for you, you can sell and have a small loss, gain or break even.
2. You can pick ANY Resort without pulling teeth from a DVC guide about wanting Beach Club in such and such use year.
3. You decide which use year is best and only look for those contracts. It is easier to have direct match your use year than to find a resale matching your use year that was given to you from DVC.
4. You will qualify for current member pricing if you decide this is right for your family and want to add-on some direct points. (Time frame changes but I think it is a year now)

Or you mean you can purchase, but not add-on. You have to have something to add on to. I’m sure they will take your money, but I guess if you’re already a member the minimum isn’t 100?

One year of ownership being relevant to financing I’ve seen mentioned. Direct not pulling credit report maybe? Something along those lines.
I wasn't sure it used to be like day 1 but then they changed I thought. You may be right that it relates to financing.

Yes sorry you are correct you do have to have something to add on to :)

If you wanted direct points you could buy the 100/150 in a different use year if you wanted to.

All the more reason to go with resale in the beginning so that you know you have the use year that will work for your families travel habits!!

This is correct. Once you get your membership assigned you can get membership pricing. The year long wait is for financing at the best rate without a credit check.
