Contracts drying up??

I know you said not your normal mindset, but do folks often keep shopping during the 10 day period looking for better deals?

I’ve had two buyers drop out of a contract I’m selling 🙁 so I’m wondering if this tactic is ‘normal.’
If I was a seller, I would not consider the contract as “locked in” until after 10 days.

Although, with a 20 day avg ROFR… it shouldn’t be that much longer after the first 10 days until closing….

I don’t think this is often. I considered the 10 day window for if life circumstances change, contract isnt written how you thought it would be etc.
 


Looks like the board sponsor is the one that fell off. Only showing 85 vs 432 on their website.
Might be a data scrape issue
In this case, I’m guessing that the prelude of irregular behavior over the past three or four weeks is more likely to suggest that this is more irregular behavior, not a data issue. But I could be wrong. It might also be worth pointing out that people should be really careful dealing with any business that has an ongoing pattern of unpredictable behavior.
 
There seems to be trouble getting to individual listings on dvcresalemarket.com. When I try, my browser hangs trying to transfer data from some server named knrpc.olarc.com. I do sometimes get through, but sometimes it times out.

I was just having a similar issue with fidelityrealestate.com. Specifically their VGF listings. The others seem fine though. Maybe unrelated.

It was largely not the board sponsor listing a ton of Aulani contracts for example - the board sponsor always has the bulk of the dvc resale listings and in recent weeks the "irregular" behaviour was other brokers' work. So I don't really get this vaguely conspiracy-theory mindset, but sounds like Brian Noble solved it for us anyway.
 
I suspect more often than not it is:

Spouse #1: "Surprise! I bought DVC!"
Spouse #2: "You did WHAT?"

Another possibility is someone getting positive feedback on buying DVC (for example, here) but then when they say the words DISNEY TIMESHARE around friends it all blows up as either timeshares being evil or buying Disney being too Disney-focused. To the non- or neutral-Disney people, Disney lovers may be perceived as crazy. That last part is probably true, but in a good way ;)

Yep, almost surely some type of automated system is at work right when reservations open. So long as it's in house--i.e. no one is trusting an outside source with login credentials--I'm guessing that this would be very easy to do, with a bank of cheap laptops. Plus, if anything goes wrong, it's point reservations that can be cancelled later in the day.
So brutal to think I'm competing with BOTS when I'm west coast and getting online all focused at crazy early hours here. (Sad, sad face).
