Annual Dues for December Contract

I am a little confused about annual dues. I know they are every January, but what year do they cover when you pay. IE if I have a December contract that runs from December 2024 to November 30 2025, when I pay annual dues on January 2025 am I paying dues for December 2024 to November 30, 2025 or December 2025 to November 30, 2026. I am wondering this because the sellers of an AKV contract I am trying to purchase say that I need to pay 2024 and 2025 annual dues at closing. I won't even get my 2025 points until December 2025 and my contract should close well before this so I am confused why I would be paying for 2025 dues 6-7 months before receiving my 2025 points? If someone can eat me know, I'd really appreciate it! Does this mean I won't have to pay dues again until 2027?
 
You pay your annual dues in January for that year's dues. So January 2025 dues were for December 2025 points. You should have negotiated in your contract that you would not reimburse for 2024 dues, as that was paid in January 2024. That's probably why the deal felt like a steal, the point price was lower, but they apparently were asking to be reimbursed for 2024 dues, so that eliminates the discount on price per point.

I think “should have” is way too harsh on the OP. Change it to “could have” and I am on board.
 
Oh ok I realized that I was paying for 2024 points and I was fine with it because those are still all there for me to use. i guess I'm just wondering why I have to pay for 2025 points already when the 2025 UY for December doesn't start until December. So I'm guessing everyone prepays for points before they are dropped unless they have a January use year?
 
That fact that she's confused about when dues are paid when she's signing a contract means she "should" be more informed before making such a purchase.

Everyone pays 2025 dues before they get their points.

Dues are calendar. We all pay our 2025 UY dues at calendar year start. Even though December UY is currently in its 2024 UY, those dues were all paid in 2024. I treat those like Disney does. If prorated the fee is now $0. If you buy direct today in the December UY. The 2024 points are $0 and they prorate this years 2025 dues. All this is part of what is negotiated in a resale contract agreed on at signing but again dues are paid calendar year.

I feel like I answered your annual dues question. I was explaining why your contract seemed like a good deal to you based on price per point, it was $95 right? When you factor in that they are asking you to reimburse for 2024 dues, which most Dec UY listings are not doing, that makes the price per point theoretically higher.

When you factor in that they are asking you to reimburse for 2024 dues, which most Dec UY listings are not doing, that makes the price per point theoretically higher.
I mean i don't really see it like this because a lot of contracts that are the same price per point cost more with no 2024 and/or 2025 points available and i needed those points for my trip... on DVC resale market there is nothing less than $125 pp that has full 2024 points so its not like there were so many choices out there and i was so stupid and signed before knowing anything and got burned... but i see your point that I could have potentially gotten a better deal if i tried to negotiate not to pay that ... they also could have said no and someone else take it...hope you have a wonderful day 😊

It’s not so much a “better deal” as much as that a $95 with 2024 reimbursed to seller at $9pp dues is EQUIVALENT to $104 without having to reimburse the dues. Focusing solely on the ppp when making a purchase can be a mirage for newer buyers.

But, to your OP, Disney requires dues in resale to be paid upfront for the current calendar year.

I wouldn’t get my hopes up when purchasing a contract with baked points if the plan is to use the points this year at a resort outside of your home resort window unless it’s at SSR, OKW, or AKL. It can take at least 3 months to get the points through ROFR, closed, and loaded.

So, a late Feb purchase could easily be a May or June load date. With Dec 2024 UY points, that’s a 6m window until Nov 30th that runs right into the holidays.

Thanks! I just emailed fidelity about why they are being reimbursed for 2024 dues when they already paid. I'm sure it won't change their minds and im not seeing anything on the market less than $104 pp with full 2024 points, but worth a shot!

The deal is signed, so there isnt anything you can really do now. Fidelity also has a $250 add on fee that you agreed to, which adds an additional $1-2pp to the adjusted cost.

Also, Fidelity has a reputation of having the highest paperwork errors of any of the listing companies. This can lead to ROFR kicking the paperwork back for a signed addendum and completely restarting the ROFR timelines.

It’s not “normal”… but it has happened enough (including to me) that you want to mentally prepare yourself.

I know i think I'm just going to bank 2024 for Aulani next year if I can't get what I want by July... and if something good pops up could I just borrow from the December 2025 the points i didn't bank? I'm leaning more towards this September trip becoming an SSR trip going to Universal studios. Either way, totally keeping my expectations in check of where I'm going to be able to stay. The international sellers for my baylake apparently haven't found a notary yet, so if this AKV passes thru ROFR with US sellers, they may just load at the same time 🤣🤣

I'm still in the 10 day rescinding period, is there still nothing i could do even if i signed? I mean I'm not going to go back on it but it could be a bargaining tool if i threaten to pull out if the 10 day cancellation applies 🤣 Yeah I noticed they put the wrong last name for my wife on the contract already before I signed it when I had text the agent our last name before contract was written 🤣🤣
