I think that's fair. They are probably not in a hurry to sell, and rather get as much out of it as possible. Oh well...Next!!

It was more about the email they sent regarding it was my 13th offer with no acceptance.

I’m offering lower than they’re asking if I feel what they’re asking is higher than what I believe it should be. If that means I get a lot of rejections so be it, eventually 1 seller starts negotiating which could turn into a purchase.

Looks like an offer has been accepted on that AKV contract. I thought at $110/point it was a pretty good price as is. I’m not surprised they didn’t want to accept offers in the 90s.
 
Well not way higher. It was an AKV contract listed at $110 and I offered $92 leaving room for a bit of negotiation.
I actually bid in the $90"s on a contract with a listing price near this one and it got accepted. I figured that the person who listed it was pretty motivated since they listed it for a pretty competitive price. If this seller is not open to negotiation, then there will be another one who will be. But to answer your original question, I did not receive an email to my other bids, telling me what number my bid was, but did receive emails saying that their sellers would not consider anything below $5 of listing price.

It’s all perspective I suppose. I just passed at AKV @ $95 per point for 100 points.
I feel like I got a good deal but not a WOW deal.
 
I would say that’s a wow deal. If you look at the first page of this thread there aren’t a ton of 100 point AKV contracts accepted in the 90s. There are also very few listings compared to a month or two ago.
I honestly haven’t looked to see what is currently available. I don’t want to be tempted to put an offer on another contract, my husband might kill me 😂
My offer was accepted on 4/25 so you could be correct that there are less listings now.

Haha I know what you mean! I just closed on one in April but your contract made me feel like I overpaid so now I’m on the hunt to get a bargain which is why I know that the market for AKV at least, seems to have shrunk.
 
Speaking of foreclosures, can anyone buy those these days or no? Looks like in the past there was a chance you could buy a foreclosure despite the ROFR process....
I am not savvy with the foreclosure process and feel a bit overwhelmed/intimidated by all the unknowns,(potentially a couple years of unpaid dues that would have to be paid by the new owner, or liens on the property) so I have not tried to purchase a foreclosure.
If I recall correctly from the bit of research I did, DVD made the foreclosure process more complicated for potential buyers, moving it to in-person only at a law office in Florida, and by all accounts they bid pretty high to buy back most contracts.

So, you're saying the broker made mention that you have made 13 offers, with no acceptance? I (and I think others) read your original post to mean there had been 13 offers made on that contract, and none had been accepted.

That seems like a wholly unnecessary and unconstructive comment for them to make.

yes apparently that offer was my 13th one without an acceptance.

I can see what you mean and I have modified my previous post so it hopefully is more clear.

I thought I had made more offers than that 🤣 - I rarely pay asking price, and when I do its when I believe the offer is very competitive and attractive.

I'm in no rush to buy a an additional contract so if/when I do it has to be at an attractive price.

But you are right it was an unconstructive comment that they made. They should have been professional and just have let it slide and declined my offer.

The same brokers that are telling you that your offer is too low are the ones who buy up the best deals and then tell you that the $100 point Vero Beach contract is a great deal.
