VDH Opening

Howdy neighbors! Finished my rep call. And yes congratulations on owning a piece of Disneyland is how it ended.

Net price per point of $183 as I planned it: $21 DVC member, $22 magical beginnings, and about $4 Disney Visa 2% rebate for purchasing on my credit card. Approximately $47 off per point.

Now the magical beginnings doesn’t come off the price. Disney will mail me a check for $3,850. Thanks Walt!

Our rep was disappointed that we passed right now. VDH is very tempting. Incentives just weren't good enough for us to dive into for Direct to get the blue card. We're true resale folk and too bad didn't get into the DVC scene pre-2019 to grandfather points.

Gotta suffer with VGC and AUL-sub then :)
 
Well that was the fastest I've ever spent $30K+. I think it took about 7 minutes for them to take my money...

Now we are part of the proud ownership group of the Villas at Disneyland Hotel. And I'm pretty sure if I bring up DVC again to my husband, he'll ask for a divorce. :D

That's what I was thinking. My guide called me really fast after I emailed him. I figured we were just kind of toward the bottom of the list, since we only bought 150 and had never purchased direct before. However, there was no convincing he had to do. Very little paper since we are doing cash. Hopefully, the guides are making some decent money.

Party in 1H. Us as well! I do think there are a lot of small contracts, we did 75 and my guide was almost talking me down from that lol!
 
Hi, I've been learning so much from this forum and thread over the past couple of months. Thanks everyone! I think I finally have my head around everything. Pros/cons re-sale/direct, UY preference (we almost always visit, from Canada, for 3-4 nights over the Remembrance Day long week-end - November 11th) October, white card/blue card, booking restrictions ++++. I'm not 100% ready to buy yet but, think that during our upcoming November visit I might make the leap with 2 x 50 point VDH direct then, wait for a 50 point resale to crop up.

So, my question is, why do you think there will be resales between 6-18 months of launch? I don't understand why someone would buy-in just to turn around and re-sell. Unless, it's someone who got all the incentives as a current DVC and CC person (i.e. paid $186'ish) who wants a quick turnaround profit of ... $20pp? Is that why resales so soon?

Usually early sales are people who need the money or have personal life changes. If the economy does go south, then that could be more likely. I don’t see much value in trying to turn it so quick.

VGC was walked for a month.
no DLR hotels release of Jan schedule.

VDH owners will have first exclusive stab at inventory for several weeks and runners ; especially Disney runners - are extreme
I think the last runDisney event at DLR was in 2017. The 2024 races sold out crazy fast. I haven’t completely decided on VDH yet, but if we buy, race weekend is the first stay I’m going to book. Doesn’t hurt that the point chart is lowest in January.
 
Nope. There’s another thread where owners are claiming high demand at $33-37pp. And this is BEFORE the TOT. I think we might be in a new phase of DVC rental market with VDH.

Saying one is offering to rent at that price and getting someone to pay that piece for a non refundable reservation and one that may even be limited to changes is two very different things.

We shall see if there is actually a rental market at that price.

I bought 80 points to use on one leg of a Hawaii trip (we are in NC and it helps with the time change) and to get the one bedroom for the run disney weekend. Obviously those points only cover one or the other but I'll be on the phone at 8 or 9 am to try to get that one bedroom in January. Two use years but it's nothing compared to the rack rate and it's the same as the neighbor hotel we booked (that also has the same TOT).

I honestly think people who are going on and on about TOT have never stayed in a hotel before in Anaheim or really any major urban or tourist area. There are taxes galore (sales tax food tax etc). AirBNB options are quadruple the amount when you look at cleaning and booking and I am on Airbnb fees. For a run disney person this is a no brainer especially when the Jan point chart.
