I’m sorry if this has already been asked, can you share what the list price was on this one and where you found it? I’d love a small contract but they are all listed $135-150! I want to be brave and offer $90 but after reading some rude broker responses on here I’m a bit scared lol.
Not the OP here but the small contract I bid on was posted on Fidelity. It was up for 5 hours when I bid and the broker had already sold a small SSR contract that he posted earlier in the day. If you stalk the sites one might come up. There is a small VGC contract right now. There was a BLT posted yesterday at $150 or $151 but it's already off the market it.

So if you want a small contract at a decent price you have to check often and be ready to pounce.
 
They have not declared all the points to Aulani. Many of the cash rooms they are selling are from inventory not yet declared.

So, again, they don’t need more declared points which is why they don’t ROFR resorts in active sales. Plus, DVD doesn’t pay operational costs on the points that are declared in exchange for a guarantee to cover any shortfall if the estimated dues price low.

The fact they offer this every year at every resort, leads one to believe they are still making out in the end for what it costs them to subsidize Aulani
So much to unpack here. The sponsors can make an entire podcast episode out of it.

Thanks!!! We are excited to add on at Riviera. Stayed there and really loved the rooms, skyliner, and dining so decided we could live with the restrictions and took the leap.

Super jealous. I have direct points at Riviera but I'm trying to add on resale. Pretty difficult to find one in my UY though. What was the original asking price?
 
Those restrictions are killer though. If Disney really has stopped ROFR it could crash a lot further.

I think many resale buyers are owners who have other points so have flexibility. But, if you love the resort, and want to stay, it’s not as big of a deal.

We bought some..and may buy more because we want to stay every trip so being limited is not big issue!

So we did pay the full asking. Funny we had an offer out and got countered on a more loaded contract at $140. We looked back at the listings to see the landscape of prices again and this one popped out for UY and number of points so we jumped on it all while waiting for a bus at Disney Springs! 🚌 Wife and I are not usually snap decision makers but seemed like a sign

You're not worried about availability issues once the resort sells out? I have to imagine that if you cancel a trip, using points in holding is going to be near impossible at some point since you won't have access to OKW, SSR, etc.

That's definitely something to be mindful of, however, renting a reservation there probably isn't too big of an issue so that would be one option.

Nope! If we have to cancel a trip within 31 days, I’ll simple rent the reservation. And if I can’t, I’ll offer to friends or family.

We travel enough that as long as we cancel more than 31 days, those points can be banked and the following year I book larger rooms.

For example, I had to cancel a trip this month because my dad passed away. I relocated them into my RIV night in a few weeks and because there was a GV, I booked that for the one night instead of the cabin I had booked using my VGF points. Had that not been available I had days at RIV in March and September booked too!

They are Dec UY and always will be used for my winter trips!

Can I ask if you have to pay your deposit once your offer is accepted or once it passes ROFR? Just don’t fancy putting a deposit down and then not getting it through as it could prove costly with exchange fees on the refund.
Usually they ask for the deposit within x days of Seller accepting. You also have 10 days (from when You sign, not Seller?) to back out with deposit return I think. Deposits ARE negotiable. Obviously, read your contract since the terms vary by broker and by offer.

I second your suspicion and agree that if I were Disney, I would ROFR up every possible subsidized contract, no matter the profit margins or the lack there of. It would save Disney so much money in the long run.
The problem with Disney saving money in the long run means nothing to Disney, everything is about growing profits now to look good for wall street.
 
Seems like ROFR is rather moot for many of the Resorts right now, but I'll add my info to the list for anyone tracking VGF. A small but mighty first contract at $165 per point. Hope to use it for 3 nites/year or 6 nites every other year at a resort which has wonderful family memories. We're on a tight budget ;) so this does not run our annual fees up too high.

I am surprised that someone listed any AKL contract at that price. I would not offer $90 on contracts that you see listed for $40+ more than that. I can't imagine that would be anything other than frustrating for all.
