Yes. You cannot be afraid or offering a low ball price. The owner had posted at $107 a pt. I offered $83 and two hours later I was getting an email saying Welcome home!! The seller didn’t even try to get more money. We are very happy. Now if I could do the same thing with an AKL contract I will be happy.

The last two contracts I've gotten, I wish I had tried even lower first. The most recent one for BRV, it was listed at 107 (or was it 109? I forgot already.) I offered 85. They countered with 92 and we just decided to take that. But it makes me wonder...if I had offered even lower, what would they have countered?? I just didn't want to be too unrealistic, I guess. I did kind of the same thing on a BRV in February too but that one was only 50 points so I didn't feel like there was quite as much room to low ball.

Buyers always think they could have paid less and sellers always feel they could have gotten a bit higher…. such is the nature of things.

My $70 SSR closed today so you should be able to find it on the comptroller site tomorrow! If others are lying on here I feel bad that they have nothing better to do, but their fake low prices motivate me to submit low offers comparable to that pricing so I guess in a way I'm grateful?

Mine closed Wednesday mid morning and it's still not recorded.

32 days to pass ROFR, saw dozens and dozens that got sent after ours pass ROFR.

Now it's taking forever to get deed recorded. So maybe it'll be Monday?

Crazy when looking at the closing time thread, nearly every single deed was recorded same day or the next day. Most the next day. But nope, ours is apparently forging it's own path.

Not sure it will help, but I'll be at 60+ days from Offer to Points. Hang in there, we are almost Home! When you see those points on your Dashboard, I know you'll go WoopWoop!

Did you have any addendum or international seller?

This happened to me a few weeks ago. My contract said an International seller must be disclosed and wasn’t. I backed out of the contract right before I was to sign the closing contract and received my funds back. There was some discussion to convince me that everything would be done correctly, but I had read enough stories here to know it could cost me considerable time and headaches if everything wasn’t done perfectly…not worth the risk for me.
