We now have the master declaration for the Island Tower at Polynesian Villas and Bungalow. Next step should be Disney releasing sales information, point charts, etc.

Would be fun to hear why everyone thinks a certain date.

Working backward from the known Oct 1 incentive period date we know:
  • New incentive period begins Oct 1
    • I think this is when Sales begin to new members happens
      • My conjecture: I'd expect initial new member sales to get at least 1 month of runtime before a new incentive period and that window is closing*
  • I think that places Sales begin to existing members between Sept 3 - 17, based on precedents in @maui22's data above
    • I'm erring to the earlier side of that, I think sales will begin week of Sept 3 (Labor Day is Sept 2)
  • Last two resorts gave 2 weeks of info being out prior to sales, though with very mixed results
    • Working back two weeks from week of Sept 3 puts Sales info released into week of Aug 19, which is my prediction, though I think the week after is nearly as likely

* Keen eyed among you might realize there's a 2nd, narrow path to satisfy this conjecture: Sales begin to new members by end of August, which basically requires a Sales info release this week, followed by Sales to existing members within a week or so. This is entirely plausible to me
 
I edited the original post with some data using Wil Lovato at DVCNews data. Interesting to see bad DVC sales are the closer we get to the holidays.
 
I know this is late. But I think this is so close to the new fiscal year that, simply to have clean records and a strong 2025 year, they'll bump sales (at least) to Oct 1. Also, with Epic Universe on the horizon, I think that DIS will need every cent to show a reasonable year for Parks and Resorts. $30K sales of DVC points over and over will go long way to do that.

The pricing and incentives for BPK did not get released until the day sales went live. So, I will be surprised if we get that before the actual day you can buy.

It was March 3rd, 2022. I talked to my guide the day before because I was going to lock in the BLT special just in case the deals for VGF were not better than that.

He said not to bother...which indicated he knew the prices would be better!

Updated the information in the top of the page to reflect that date for both the sales information release and the start of the sales.
That must have been an interesting day on the boards.

Sales to existing members 'pre-sales' periods have always included resale-only members, afaik. Resale-only members are still DVC members!

It's very likely that Disney can bump the sales to any period where they want it without violating GAAP. Regardless of when the contract is signed, there's a mandatory right of rescission period. Then it takes a few more weeks for the sale to close. In some cases it takes months if the initial payment is drawn out. You could probably make a sound argument for not booking the revenue until after the building opens in December.

Point being, pretty much any time from here on out could result in the sales not being booked as TWDC revenue until after October 1. They don't have to wait until 10/1 to start taking phone calls and emailing contracts.
 
Anyone who owns a DVC contract will be eligible to buy during the members only sales period.

It has nothing to do with direct or resale. New members are those who are not yet owners.
