Emergency surgery and a potential new home purchase (and a new state of residence) - rental market is GONE for OKW and, really, overall. I mostly use all of my 1600 points a year - occasionally run into a deadline and rent. Just looked and there are hardly any listings - just the 11 mos. at the 'difficult to get' resorts. I wonder if it speaks to the economy concerns and/or DVC/WDW desirability.

1 < 7 mos.
This is for all DVC resorts. Th majority are for the new cabins and BCV.

The rental market has been weak for a while evidenced by rental rates not increasing at the same rate as point cost.

Pretty much need to make a confirmed reservation to rent unless you are in BC or other high volume resort.

I'm a bit confused. Are you referring to the Rent/Transfer board? Your comment that listings are around 11 months out make me think you're referring to a wanted board?? (I think DisBoards had a wanted board, but thought it was closed/removed).
 
Just for clarification...

We used to allow Reservation Wanted and Point Transfer Wanted threads on the DISboard Rental Board. But, since many potential renters were new to the concept, and could be scammed by people simply sending them a PM saying they had the reservation for them, even if the "owners" didn't even own DVC, we stopped allowing them at least 13 years ago. We now encourage potential renters to post what they want directly into an existing Points for Rent thread. or threads. and working ONLY with owners with whom the renter initiated contact.

No, it was on the site for a sponsor. A long standing site. I looked at all listings for all resorts. It used to be pages long. Now it is very few.

Yes, I have adhered to using the rent/transfer board appropriately and prefer transfers when possible. This was just an FYI for people. There is no intent to solicit - I can always use the board or other tools.
 
I have rented out my BWV points many times over the years, using the same broker. Normally, they emailed me a rental opportunity within hours of listing my points with them. Rented out some last fall, and it took a week, and a phone call to them to get them rented out

Definitely felt different.

There just isn’t a ton of demand to book at those resorts in the home resort period that gets the owner a point premium.
 
Sorry, i misread that, I thought you were looking to rent points and there weren't a lot available. Right now, I don't think a lot of people are looking to rent and I think the crackdown on commercial renting is going to negate the lower demand to a point, as there will be a lower supply as well.

In the past, there would be pages of requests under and over 7 months at all resports. Now there are only 4-5 small requests for <7 months and maybe 25 for > 11 out at ALL resorts.

I was doing the same :-) I think it is an interesting change from the past. I looked at the entire set of listings - a handful for < 7 mos. Maybe 2 dozen for >11 mos. at ALL DVC resorts. I did not sort for resort or price.
I have used this 3rd. parry off and on for over a decade. This was different than the past.
 
Personally, I think inflation over all is so ingrained in all parts of life, that many people who could afford that 10-15K trip are unwilling to spend that much now even if they are able to cover their bills. Wages for nearly all have not even approached the high cost of living. That extra $500-1K a month, people would put aside for a future trip has evaporated IMO. In order to keep up with violin and dance lessons, I think many are taking short, local trips or forgoing them altogether. Planning a year or two into the future with everyday food and energy costs rising puts fear in people. It is about priorities. These are middle class people who may never have felt this kind of financial uncertainty. I believe the tide will turn and things will improve toward the end of this year. In the meantime, people will wait it out.

Just my two cents.

The federal employees and grant based non profits ( a huge middle class segment ) are all in caution mode right now - that alone could cause a dip. I am more pessimistic about the timeline as I think it will get worse before it gets better ( thinking 2 years ).

Would be a good time for those with cash to look for points on fire sale in the future

If it is the same one I am thinking of, the sponsor you speak of was recently taken over by another larger company and there have been a number of changes made, including it appears doing away with the long list of actual reservations for rent, and instead just having a limited list for only some resort rooms and times. The take-over company even has another company that is an aurthorized travel agent of Disney. I looked at another DVC rental agency that has been mentioned a number of times on this site before, and it still has a long list of confirmed reservations for rent, including many for OKW.

Not trying to start any fights on here but I am with you 100%. Regardless of anybody's political leanings anytime this instability the market freaks out and so do the businesses.
