This is my first thread of this type so please bear with me. I apologize if I put information in here which you may already know or is irrelevant.
We have Grand Floridian & Riviera as home resorts. Riviera was a direct purchase while Grand Floridian was a resale acquisition.
Both have a December UY. Our Grand Floridian cannot be used at Riviera while our Riviera points can be used at Grand Floridian following the 7 month and 11 month rules. Our dues are current though we haven't yet been billed for 2025 but will provide proof of satisfactory dues status for maintaining reservations. Our banking deadline is July 31st 2025.
From our Riviera, we have287 183 176 44 points available. A minimum of 40 points per reservation. IF a particular reservation requires a few extra points, I can borrow from next year to complete the reservation for some flexibility or if the booking allows, use points from Grand Floridian. Either way, there is some flexibility to secure your desired booking.
Grand Floridian has23 0 points available though that can be increased by a little to fit a reservation requiring a few extra points though I am looking to stay close to the 23. These points are also banked from 2023.

Price per point for Riviera $20
Prices are the same for a reservation or transfer to another DVC member. All reservations will receive confirmation at the time of the reservation and at any point afterward when the renter requests it.
Any reservations 30 days or less will require full payment, any reservations for 30+ days will need to be paid in full by the time it reaches the 30 day mark due to the policy of placing points in holding if a reservation is cancelled between 1 and 30 days.
