I just found this timeshare on Hotel Kingdom for $59 a night for the week I'm going in Feb. It's for a 2 bedroom villa and does not appear to include a presentation.I have a search in with RCI but so far they have nothing available. I do have a week at Residence Inn booked for $105 a night but I'm thinking this is a very good rate for this timeshare. Has anyone been? How is it as far as location? I'm seriously considering cancelling my RI as this is almost half the price. What do ya think? :~)

Cypress Point is very close to Downtown Disney. It is on 535 and north of I4. If you are familiar to the Crossroads shopping center, where Goodings it is a block or 2 north of there. If you were to be at the end of Hotel Blvd, you would make a left and go up a few blocks, it is on the left side of the stree. Commuting to WDW from there, especially DTD, would be about 5 mins.

As for the quality of this resort, it was in reasonably Good condiditon. We were in the Grand villa section, which is newer, and had a few maintenance problems at check in which were repaired quickly, but these items should not have been missed by the housekeeping staff. The common areas were well maintained but, cleaniless was a problem with the pool bathrooms. Check in and Check out was ok, about 20 mins. I would not pay any more for this resort than your 59.00! Also, I doubt that we will exchange into this resort again since there are higher quality resorts in the WDW area, although for 59.00 for a 2 bedroom, it would be adequate. If you are wanting a luxury experience, this is not the place for you.. If you are wanting a nicer larger place than a standard hotel room, in reasonably good repair, then you will get what you expect. In my opinion, the overall quality, price and cleanliness will almost compare to Residence Inn equally. I'd try it. Feel free to post more specific questions.
 
We stayed there in July 1999. The 2 bedroom units are very spacious. I think they sleep fewer people than some places because there are twin beds in the second bedroom (king in master). There is also a sofa bed in the living room but no one used it. We did not have any problems with maintenance or cleanliness of the room. They only clean once during your stay, I think. We did have to call & ask them to come clean because it was getting close to our checkout day & we needed a few things.

The location is very convenient. Just don't buy groceries at Goodings!
 
Hi Jenn - I was able to bid for a 3 bedroom at Cypress Pointe for President's Week from skyauction.com. The pricing ended up a little better than Hotel Kingdoms. However, we do need 1 more night and was thinking of tagging a night on. Today I called Sunterra and they told me that they were sold out. Hotel Kingdom shows availability for all unit sizes. Unfortunately, Hotel Kingdom is now closed otherwise I'd call them. I think they might be listing prices yet not have inventory. I also had checked with Hard Rock Hotel which is sold out on 2/16 yet hotel kingdom shows pricing for all rooms. Did you actually speak to someone to confirm that they'd give you the rooms on the dates you want for the $59?
 
I called them this morning before I left for work because after really going deeper to make a reservation, there was confusion. I saw nothing about attending a mandatory presentation until I clicked on "How to Pay" and then it said to get rock bottom prices.. we had to attend- yet it was a different set of prices that were higher than the $59. Then when I scrolled down under S for Sunterra Cypress Point, it had a whole bunch of different prices.
I walked the girl through the web site and she was totally confused also except to say that the rooms under C for Cypress were listed through their timeshare liquidator and the rates listed under S (for Sunterra Cypress) was through them. She put me on hold to speak to a timeshare specialist who she felt could explain the whole thing. He was busy on another line discussing the whole matter with another customer (she said). Bottom line, when he called me back, I was at work so I never did speak to him. Clearly, there is some confusion on this rate.
I haven't decided whether to call back or not. I know we do not want to attend a presentation and also after reading the above posters (Melynny) comments, I'm not sure I want to stay there. It's not that we really need luxury.. but we have saved a long time for this trip and we do want a really nice place. I'm still on the fence... if you find anything out.. please post.

Hi Jenn- I called today to see if they had a 2 or 3 bedroom available for 2/16. They called Sunterra and confirmed that it was "sold out". I know of this confussion regarding timeshare presentation vs room only rates. This is a "hotel kingdom" marketing problem, not Sunterra's. Regarding Melynny's comments regarding maintance issues...we usually have problems at RCI resorts that get cleared up once a call is made to the front office. We've stayed at many Gold Crown properties that aren't luxurious and this proerty isn't even Gold Crown (I think). A dirty bathroom at the pool isn't a reason for us to cancel, if it's cleaned once a complaint is made. Pool bathrooms usually get nasty from all the wet bathing suits that drip etc. Shop around or stay with Residence Inn, of course it's your choice, but I don't think Melynny's comments were too bad, actually pretty useful. The location seems great and the unit size will be a real plus for us.
 
I hope I didn't sound like you should cancel. I found her comments to be very helpful too. It was more the "I wouldn't pay more than $59 for this property" comment that got me thinking. $59 isn't very much!!I don't know.... I'm obsessing. The last time we went I researched and researched and decided on the HIFS. We were so disappointed with it and I just want things to be different this time. I do have a search in with RCI with the Residence Inn ressie as a back up. I think the RI sounds great but hate to spend $1000 when we are RCI members. But, my own fault for waiting so long and feeling sure there would be something available for an instant exchange. We like larger accomodations but also the "resort" feel with activities for the kids etc. Location is somewhat important too and it sounds like the Cypress is a great location. Just hanging on to my RI and checking the RCI web site for quick escapes and hoping that something comes up with my search.
Thanks for posting the info you had. Kinda funny that all the rates pop up and then there is no availability. Misleading.... but you saved me the time of going through the whole thing with them as it looks like we need close to the same dates with mine being the 14th - 22nd. If you hear of any good deals, please let me know! :~)

Hi - Don't worry about your comments. I also thought $59 was too cheap to be of any quality. We like our space as we are a family of 5 and get cramped if we're all on top of one another in 1 hotel room, 2 rooms usually cost too much. The RCI trade is a real bummer, I know about searches and their priority system. I advise keeping a look at www.skyauction.com. They end up getting last minute timeshares or in the Florida section. They also post on ebay. You could luck out and get a week for your bid plus a $195 service fee. There are a lot of cancels since 9/11 and people are still giving up their travel plans that they made a year ago. Just another place to look besides RCI great escapes. Good luck.
