AirBnBs and Vacation Rentals Tips?!?

Hey friends, so I'm planning a trip with a group to Florida for mid-late January. As much as I'd like to stay on property at a Disney Villa the price may not be within out budget. So I've been looking around and I could get a AirBnb for a fraction of the cost. So I wanted some tips on good areas, perhaps even some locations you all have stayed at that you can recommend. Only things I'm really looking for are obviously close to the Disney Resort, near a good grocery store. Maybe private pool, although in January that may not be needed lol. Open to any and all suggestions, thanks again

Emerald Island was where we stayed last year and it was LOVELY. Private full sized pool. Nice clubhouse. Close to AK and all that on 192.

Remember when staying at a rental, you provide your own cleaning supplies, toiletries, TOILET PAPER and paper towels, cookie ingredients (oil, salt, pepper etc). There is usually 1 roll of tp per bathroom to get you going but that's it. No hand soap, no dishwashing liquid or detergent for washer or dishwasher.

AND the reason is that Most Leftovers are thrown away ( By Owners / Cleaners ) after Previous Guests .

My daughter booked a week at Encanada Resort off 192 this past week. Just a heads up with them. Seems there's several units with the same owner evidently and you don't get your unit number till check in. While the development was nice the unit was not. It slept 8. There were no kitchen towels, no wash cloths, 2 hand towels and 4 bath towels. The kitchen had no baking pans, just a frying pan. No mixer, no over mitts. There were tiny black bugs clusters along the ceiling/wall joint (we are Florida residents and know about Fl bugs, not normal to have clusters on your ceiling). There were dead bugs on the inside of the dining room light. Upstairs hall bathroom had black hairs on the shower door. Carpet in 2 bedrooms had red spots that looked like blood. The lanai area had cigarette butts, broken glow sticks and an entire top screen roof panel missing. My daughter emailed air bnb and the response was, "remember your check out day is Saturday at 10am". So either they don't care, or don't read. Also these units do not have bath tubs, only showers. Nothing major but if you have babies and toddlers it is. She has a 10 month old. Not easy to shower him and kitchen sink too small. This particular unit did not have TV's in the bedrooms either, for some it makes a difference too.
I have stayed in Emerald Island, Windsor Palms, Windsor Hills and Champions Gate and never had issues like this. Be careful if staying at Encanada. The reviews seems great, so we were confused by what we got. Oh, and circuit breaker tripped 3 times during the week.
I spoke to someone checking in in unit in next bldg. He said his was filthy and they refused to stay. Their beds weren't even changed from last guest, sticky substance on the floors, ripped screens on lanai, no towels at all. They were fighting with booking . Com who they booked through for a refund
