Do you think Poly "Tokelau" rooms are gone or not in inventory yet?

I was thinking about switching to the Poly for our October trip. Currently have a one bedroom and a studio reserved at the BWV(home resort). I know 2 or the 3 dvc long houses are complete and the last one should be done in July-August..do you think them rooms are already reserved or do you think dvc has not released them yet?

It depend on how many points have been sold at this point. Anything not covered by sold points, belongs to the developer and goes for cash reservations.

What's the rush, with all of the negative construction and room issues being posted, I would wait until everything is completed, the bugs worked out and the Mousekeepers and other CM's trained.

Disney will only use the number of rooms from the declared inventory. They declared 10 bungalows and 142 studios back in January. Only 142 studios will be used for DVC points until another declaration occurs. It's likely to be awhile for another declaration to occur. This was approximately 1.6 million points.

NOTE: the 142 studios booked using points could be rooms assigned to any of the 3 longhouses. At this point, the general belief is all the lake view rooms are in Moorea.

As dizfan posted, at this time the DVC inventory only includes 10 of the 20 bungalows and 142 of the 360 studios. This represents the number of villas that can be booked using DVC points on any given Use Day. The remaining villas (10 bungalows, 218 studios) are owned directly by DVD can will be used for cash reservations.

The 142 studios available for members to book using points can be in any of the available longhouses. Presently, only Moorea and Pago Pago are open and available for bookings. Tokelau is scheduled to open in late June or early July.

I would think that once Tokelau is done they would want to declare some more rooms, wouldn't they? That's close to 150 rooms, a lot to just sit in the cash inventory.

I think they'd be more concerned about holding the inventory in unsold DVC points. You can only book what's sold, not what's available, so there's really no difference.

DVD pays the dues on all unsold points. They pay for some of this by using their unsold inventory for cash reservations.
There is no profit in them declaring more rooms for DVC when they have over 1 million PVB points declared and still not sold. In fact, allowing members to book too large a percentage of rooms can hurt DVD's financial numbers.

These undeclared studio rooms were hotel room conversions, not new construction. They have nearly 30 years of using them for hotel guests. Should not be too difficult for them to know a reasonable price point (with discounts) where they can rent out the undeclared inventory for a nice profit (even after paying millions in dues for these points).

I agree. There is no need to make additional declarations for the DVC inventory until more PVB points are sold to the public. So far, DVD has declared 1.6 million PVB points for the DVC inventory and has sold less than 250,000 of those points. If DVD were to sell 100,000 PVB a month, it would not have to declare more inventory for another year.

It makes much more sense for DVD to keep more of the PVB villas under its control. It can get more revenue by renting a PVB villa than, say, a villa at OKW.

I think they have already factored Tokelau in with the initial declaration. They need to sell points to declare more.
