Offer Advice

I just made an offer for a resale contract. My offer was at 90% of the listing price. I vaguely remember reading here that the average DVC resale contract sold at a price that was around 90% of list. Is that correct?

This is a decent contract for me, but I don't *need* to have it. I'm comfortable waiting if my offer gets rejected.

Depends on if asking was high or low.

Example, if it's for BCV asking at $110 pp, then 90% at $99 is a good offer, maybe a tad high.
If it's for BCV asking at $80 pp, then 90% at $72 will probably be refused.

What are the details?

BWV listed at $85 for 150 points. No 2013 points, all points going forward basically. It's a meh contract but it's my use year and my family needs at least 100 more contracted points to do what we want in 2014 and 2015.

The only thing that matters is that you and the seller agree on a price, not what others have done.

I don't think I would take that price....76-77 dollars seems low. Most of the contracts listed lately don't have 2013 points left.

It's always helpful to know what others have paid. Information is power.

This seller was firm, so we didn't get anywhere anyway.

I agree but some think that what others have paid is what they should pay or what price you should sell at.

We recently sold several contracts above the average and they were gone in a few days.

Congratulations. I needed a quick sale and didn't want to wait so I listed slightly lower than what the property was going for....and that worked.

The inventory is certainly high for BWV listings, though I've only been watching the listings for a year. My guess -- and a guess is all it is -- is that while it's still a seller's market, things look a lot better for buyers today than they did a month ago.

We bought our first two contracts in March and they were so cheap we simply accepted the list price. Now I wish I had bought more.
