Have you seen the resale market lately? I just checked the 2 big sites inventory is slipping. Nothing under 150. Tons at vero and Hilton head. Forget about any of the good ones.

As a matter of fact yes, TTS has an October use year (mine) for 100 SSR points with the full 100 coming this October for 69 per point.

Well it's stripped of the current use year of points. What is the value of 100 2012 points. Figure 11 on a rental so your at 80 on a full contract. Add in closing say 400 that's 84 for a non stripped contract. So your risking 16 points about own the wait list price is it worth the risk?

I listed that contract just to show that there are 100 point contracts available that would meet my needs. Also the ASKING price is 69. Of course there are always multiple factors to consider when looking at a resale contract. I just got back from Vero Beach and will not be heading south until next Feb again so I have no need for 2012 Points. I have NO interest in ever renting out points. I would never pay more to get points I'd have to rent out to even out the price difference.

With all of this discussion going on about add-ons and new point increases it got me thinking and I have these questions.
I bought direct years ago at VWL when the price diff was smaller and my UY is Oct. If I were to either add on with more VWL points or purchase another contract at a different resort, will DVC require me to only purchase a contract with an Oct UY ? I am assuming that if I were to purchase via resale I can purchase any UY I want...yes or no ?? With the large price variance between direct and resale and with some resorts being in short point supply at DVC, why is DVC not exercising ROFR more often for those resorts ? I am seeing DVC passing on contracts in the 60+ price range and yet they are "pricing" those resorts at 100+ ...seems to me ROFR would be a slam dunk for DVC.
