when are dues due?

I've been reading some of the listings on various resale listings. Some of them say that no dues are due until 2013. Generally this means that there are no 2012 points. Aren't dues due in January regardless of Use Year? So even if I bought one that today with that in it with an August Use Year, wouldn't I owe dues in January 2013?

I'm wondering if this is a marketing ploy given that it's October of 2012. Thanks for the help!

Yes, dues are paid in January. You pay dues in January 2013 for you 2013 points, no matter what your Use Year is. So, if you have an August Use Year, you pay in January and get your 2013 points in August.

Dues are payable in January regardless of use year. You have the option of paying your dues in full in January or paying monthly, no interest, via automatic debit from your bank account.

Yes, it is a bit of a marketing ploy. Most sellers are not going to expect the buyer to pay 2012 dues if no 2012 points are available. If 2012 points are still available, the seller may want dues paid on the 2012 points that they are selling, but that is negotiable. I see quite a few with some of the 2012 points being sold with no dues payable on those points. Those sellers are smart, because that makes their contract more desirable.

The contracts to watch out for are the ones stripped of their 2013 points already. Dues have not been paid on those points yet, and no buyer should agree to pay 2013 dues if no 2013 points are available. If one decides to purchase a contract like that, the buyer should estimate the 2013 dues based on the 2012 dues schedule and expect the seller to come to the table with that money. Or, the seller should be willing to sell the contract for that amount less than their asking price.

Dues are paid in January. We use our Disney Visa. Now with the Premiere Visa we will get 2% back on our dues payment. If you pay monthly, it cannot be done with a credit card.

That's about what I figured. I've seen some stripped contracts that still require 2013 dues to be paid, but there are no points until 2014. Should the dues for 2013 be deducted off the total paid or should it be a subtraction of a dollar amount per point? Thank you for the help!

That's a tough call. Since we don't yet know what the dues for 2013 will be, the only reference is the 2012 dues. Sellers of stripped contracts that are small will likely get their asking price and the buyer will end up paying the 2013 dues, since the small contracts are so desirable. With a larger stripped contract, the buyer should build the anticipated 2013 dues into the price per point offer. The seller may be more willing to take a low offer on a stripped contract to avoid the 2013 dues at this point.

Ideally, you should look for a loaded contract. But, if you find the size contract you want with the right UY, you have to decide if that is more important than paying a little more than you wanted for a stripped contract that meets your needs.

If your not in a hurry, take time to watch the major resale sites for what you want. There seems to be more new listings after the New Year when people get the new dues statements.

This is a tricky situation because the maintenance fees aren't due until 2013 but at that point in time the contract will be in your name. So really there isn't any way for the seller to pay these dues directly. This should be accounted for in a decrease in price per point paid proportional to the cost of the dues, but this often isn't the case. One more reason why purchasing stripped contracts is not a good deal.

No contract will REQUIRE that the buyer pays MFs during purchase, it's all negotiable. I bought a loaded BLT contract and the seller paid MFs and closing costs.

You can borrow points from a future UY. If there are no points for UY13 and the UY is December, then you don't get any current year points until Dec 2014.

But you could request that the seller pay the dues that are owed in Jan 2013 if you don't have any points to use in that calendar year.

There are two "years" to consider. Use Year and Calendar year. So take both into consideration.
