Wanting to purchase DVC and have a few ?

We just got back from a wonderful Disney vacation! I've been trying to talk DH into buying through DVC for years, well after this trip he is finally very interested We really wanted to make time to meet with a DVC sales representative but we just couldn't fit it in our week. Anyways we have some info on buying but we are a bit confused. We would want to buy for the first week of May, in a 2 bedroom at either a standard view at BLT or a savannah view at AKV. According to the chart someone gave us it says we would need 317 points for those resort rooms. How does this work exactly? Do I buy by point and the property? I know there's annual fees but other then that how do I know how much I would need to finance when I purchase? And our the points in addition? Thanks for any info

You buy a contract at the resort you want to stay at. You pay annual dues or members fees on the points you own. All resorts have slightly different fees. I personally own 310 points at BLT which have the lowest dues currently. Dues this year are $4.50 per point = $1395. Dues go up slightly each year. AKV dues are $5.67 this year.

If you buy a contract at any resort (any # of points) you will get that many points every year. If you buy a contract direct from Disney you should get this year's points and dues would be pro-rated depending on your Use Year (month you "get" your points). After that you can arrange to pay your dues monthly by having DVC take $ out of your checking account or pay them in a lump sum in January. Direct sales usually don't have to finance dues.

If you buy resale you may owe dues on available points or have to reimburse the sellers dues they paid. You can roll those dues into the financed amount.

BLT is selling direct from Disney for $165 per point. Resale is running about $100 per point. AKV is selling $145 direct and in the $80's resale. Villas at Grand Floridian are selling for $150 with no resale yet. Most other resorts are selling for $130 per point with resales running between $70-$80.

Buying direct you get your points immediately.
With resale you have to go through a broker and is a process that takes roughly 2 months and closing fees adding around $500 to the bottom line. Disney financing is quite high, 10% to 15% depending on your credit and down payment. With resale you have to arrange your own financing.

There are restrictions placed on resale points but they don't amount to much and the $ you save by buying resale will more than make up for any of the restrictions that aren't a good value anyway.

You need to learn as much as you can about DVC before you make any decisions and do what's right for you.

DVC works on a points system. You purchase a certain number of points. Every year, get that same number of points and pay an annual Maintenance Fee (MF) on those points.

Yes, a 2-bedroom villa at AKV (savannah view) or BLT (standard view) both happen to be 317 points per week in May.

If you purchase directly from Disney, 317 points at AKV would cost about $42K to purchase, or about $130/point. With a little diligence and patience, you probably could find a DVC resale for AKV for under $75/point. For direct or resale, every year, you have to pay the MF. In 2013, this is $5.67/point at AKV.

BLT is more expensive. Direct price is $165/point. Resale is around $100/point. BLT's 2013 annual MF is $4.50/point.

MF typically increases in price 2% to 5% every year.

Lots of people finance but, ultimately, DVC is about saving money. Financing your DVC will erase most of any savings you might realize by buying.

Instead, if you are looking to vacation at WDW and save money while staying at a Deluxe Resort, then the best way to do that is to rent DVC points. David's DVC Rentals is probably the best known.

Be sure you learn as much as possible before making any DVC purchase!

You aren't just buying a timeshare, you are buying a lifestyle. DVC has rules, policies, and restrictions, that you should learn about before you buy. Owning causes you to take yearly if not more Disney vacations and Disney isn't cheap. Over the course of your ownership, you a can spend a couple hundred thousand dollars.

The DIS is a good place to learn about the DVC, take the time to read the threads here in the DVC section, a knowledgeable owner is a happy owner.
