Also, they have and do realign the points charts on occassion. They actually just did this a few years ago. The biggest thing they did was to make Sun-Thurs nights a little more expensive but lowered the price of weekend points. It actually ended up being a disadvantage to us because of the way we travel. Typically we fly in late on a Friday and stay offsite for Friday and Saturday night to save points. Then check in Sun-Sat at DVC so we only had to pay expensive weekend points for 1 night. We still do this schedule now as it makes the most sense for our family, but the points have gone up for the same stay during the same DVC season. Others may benefit though if you take a lot of long weekend type trips. Just be aware that they will reallocate the points charts occassionly and you may not got as good a deal then as you thought.

I goofed! I used MY contract (100 points) instead of this one (160 points)...oops!

So, $10,400 + $455 (closing) = $10,855 divided by 7200 points remaining comes out to $1.51/point.

Now I will go back and fix my other post

The only thing I will add is that finding a contract for $57 for 100 points is very difficult. I have been trying to buy a 100 point AKL contract for over a year now at $63-65 per point and I keep getting turned down. I am feeling frustrated!

Good luck deciding, it's a hard decision!

I am in ROFR on 100 point AKV. They listed it for $69 and took $66. Someone on the ROFR thread went to ROFR the same day as I did on another 100 point AKV contract and they also are paying $66/point but they even got the seller to pay the 2013 MF (I tried to get that too...or for them to pay closing, but no luck).

Yeah, I have been offering higher recently because I have been trying for so long. Unfortunately now I am dealing with bad customer service from a couple of the resale companies and am feeling a little discouraged.

I'm sorry! And AKV is not one of the resorts you can buy direct...not at $145/point. Good luck!

Time is on your side, so be patient. Prices for AKV resales continue to drop as more and more contracts come on the market. Remember, it only takes one person to say yes for you to get the contract you want. Good luck and keep bidding!

DH and I are still talking and will continue to talk. Disney is offering 100 points at AKV or BWV for $114/point. I know that's what they consider a deal, but ouch!

If we go for this we have to figure out how to pay for it. Does one need to pay cash for resales or are they often financed?

Most people here will tell you that you should pay cash but you can arrange your own financing. Can't be any more than what Disney will finance it for.

Cash makes it so much easier to enjoy and just pay the MF Keep looking one will come up that's perfect for you.

We have a small contract and we are a family of 4 so I typically split our stay and start out in a studio and then move to a 1BR. If we did the entire 5 nights in a studio, we would save money. It would be 100 points ($200 buy-in + $544 in 2012 MF's = $744!)

Using this method of course assumes you use all of the points available to you over the life of the timeshare (which is not quite as "valid" as calculating a "break-even" point, given the increased uncertainty over longer time frames) - but it is an interesting comparison.

For example, we bought a fully-loaded 100 point contract last August at $72 pp - 2 years worth of banked points - giving us an average cost of $1.71 pp over the life of the contract.

So we had to use or lose 100 pts before Dec 2012 - and took a 3-night stay in a 1BR Savanna View at AKV Kidani for 99 points. Now since the MF had already been paid on those points by the previous owner, the trip only "cost" us $1.71 * 99 pts = about $170!!

Compare that to the rack rate cost of $1,890 for the same room ...

That shows some of the value gained by paying a little extra per point for loaded contracts ...

Using this same method for our Nov 2013 trip - 1 BR Standard View at AKV Jambo for 7 nights at 181 points, I'll now have to include 2 years of MF, giving a total cost of $1,375. This compares to the rack rate cost of $4,320 for the same room and the rack rate of $2,670 for a Pool View at AKL-Jambo.

Gotta like those numbers ...

This is a page from the brochure that DVC sent me. Basically they are offering points (100 points to 950 points) at AKV for $114/pt. There is a 'developer's credit' as well ranging from $500-$2000.

I'd still rather buy resale.
