Am I understanding this correctly?
 
There is a resale that is has a December month - they have 160 points available from Dec-12, and then 160 points each and every year thereafter.

So if I buy this property, I have until Aug 1 to the 160 points from 2012, correct?

Then if we want to go down during Easter in 2014, I can use 160 points from 2012 and any remaining points I may need from 2013. The remaining points from 2013, I can bank and use in 2015. Is that correct?

I inserted the word "bank" in your post. If that's correct, then yes, you are understanding things perfectly.

December is a tricky use year. For all intents and purposes, Dec UY points are used for the following calendar year and can be booked into the calendar year after that, as you described above.

You have until August 1 to bank the points into the 2013 use year. You would then have 320 points in the 2013 use year and 160 points in the 2014 use year. For Easter 2014, you would have 320 points in the current year to use. If you do not plan to use all 320 points before December 1, 2014, you can bank some or all of the 160 points that were originally in the 2013 use year. The ones that were banked from the previous use year would expire December 1, 2014.

Correct me if I'm wrong, but I believe you have to bank Dec UY points by July 31.

I didn't see it mentioned, but you have until Nov. 30, 2013 to use the 2012 points.

unless you bank the 2012 UY pts. then they can be used for stays from dec 1, 2013 to nov 30, 2014.

those banked pts will definitely expire on nov 30, 2014 (if not used) as they cannot be banked again.

Thanks for adding that. I didn't mention banking because it was explained in earlier posts.
